A Grade II* listed 500yr old stone cottage full of rustic charm on the slopes of Manod mountain, 2 ml from Llan Ffestiniog along a 0.5 ml mountain trackway with 3 gates - so get the children trained. A seriously away from it all location for country lovers who want to walk into the hills and just loose themselves in the myriad of footpaths and discover 'Wild Wales'. Interesting open plan accommodation with access to a large galleried relaxing bedroom from the lounge diner up slate slab stairs embeded into the thick stone walls to a spacious space dominated by distinctive high vaulted and heavily beamed roof. Contemporary fitted kitchen and bathroom for modern conveniences. Magnificent unspoiled views of southern Snowdonia from the doorstep and views down the valley towards Porthmadogon the coast. There is a community run inn and shop in the village serving great ales and good food, Blaenau Ffestiniog (5 ml) has the Ffestiniog Railway station, Zip World and Bounce Below, small super market and shops. The wonderful Black Rock Sands (12 ml) is the closest sandy beach where you can drive straight onto the 3mls of sands and dunes, or discover the sandy coves at Borth y Gest village. If you can tempt yourself off the mountain then visit Harlech Castle (14 ml), Swallow Falls and Betws y Coed (15 ml) in the Conwy valley, Coed y Brenin mountain bike centre (16 ml) and Llanberis at the foot of Snowdon (30ml).

2 BEDROOMS: 1 downstairs bedroom with 2 single beds, 1 open plan galleried bedroom above the lounge with 1 double bed and a single bed, sofa and chairs and wood buring stove. Bed linen provided. please bring your own towels.
BATHROOM/WC: With electric shower over the bath (downstairs).
LOUNGE/DINER: Comfy seating and round table, large inglenook fireplace with wood burner and TV/DVD.
GROUNDS: natural grounds with a small stream to the rear of the grounds and remnants of stone walls. Young children must be supervised at all times.
PARKING: Ample parking by the cottage.
HEATING: Night storage heating, electric radiators and two log burner.
ELECTRICITY & HEATING: Included. Logs by prior arrangement (£6 per bag).
PET: One well behaved pets that is not tempted by sheep as they graze up to the front door. Dogs must be controlled at all times.
EXTRA: Shared utility room with washing machine and tumble dryer and drying racks. Freezer.
NB: Electric vehicle charging point available.
WATER: The cottage has its own supply of mountain spring water which is filtered and UV treated.
PLEASE NOTE: You are a good 15 minutes drive away from civilisation. Take everything you need for the first day. Warm clothes and sturdy boots are essential here.
ACCESS: The mountain track has reeds growing in the centre, there are 5 gates which are normally closed narrowest gate is 2.3m. The gateway is wide enough for a normal car (Honda CRV, Ford Focus and Vauxhall Corsa was OK). Link to a video of the track is in ACCESS tab.
April to October: It is recommended to come in a 4x4, but our cars and the owner's saloon have made it everytime with care.
October to April: You MUST come in a 4x4 as we cannot guarantee the weather or that you will make it up there.

Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will only accept mini-breaks at medium notice of 21 days between Easter and October Half Term. Outside of this time mini-breaks are bookable 56 days before the holiday.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. A rustic 500 year old listed farmhouse at the foot of Manod Mountain with big stone walls, small windows, exposed roof trusses. Access is up a 1/2ml track through fields with gates that will need opening and closing. Not for the faint hearted. Unique!
Access from cark park is on uneven ground. Not suitable for anyone with mobility issues.
