Excellent location - well equipped - some things slightly dated. We really enjoyed staying in this property. The location and view from the apartment is amazing. It is very well equipped (kitchen, games, puzzles, books, information and instructions). Certain things are a bit dated but clean nevertheless, although toilet door was rather mucky when we checked in. We reported this to the office and they offered to get the cleaner to come and fix it. The semi outdoor areas suffer from damp unfortunately - a bit unsightly but ok. The beds and pillows are very soft unfortunately and my body and neck/shoulder didn't like it much. Location wise it is very centre to amenities and the steam train station (as well as the harbour of course) so we can go for nice walks locally without having to drive and get stocked up for food by foot. Overall it was a very nice accommodation. I would've preferred certain enhancement but we had a lovely time staying there" Thanks for the Feedback, which are always passed on to the Property Owner for their attention.
NB (March 2024): Excellent "Lovely apartment in a great harbour-side location with stunning views. Also right next to the Ffestiniog railway station. Fully equipped, enough crockery, glasses, cutlery etc for an army! Lots of useful equipment, such as washing machine, iron and board, hairdryer, well everything you could possibly need. Immaculately clean, very spacious living and main bedroom accommodation, two upstairs shower rooms and a loo on the lower floor. No complaints whatsoever, thank you. Would definitely stay again."
DD (March 2024): Excellent "Nice place, would stay again!"
NV (November 2023): 4.8 STARS "
Perfect location and cosy to come home to. Our 2nd visit to River's Edge, and the flat was as well-equipped and cosy as we remembered it. Everything we needed (and more) was there, and the Economy 7 heating provided ample warmth even in a rather dreary week. The views are as spectacular as ever and provide an ever-changing backdrop during the daytime. We'd love to return!"
AH (October 2023): 4.2 STARS "We have stayed numerous times in this property and hope to visit again. The location would be difficult to beat, overlooking the Harbour on the edge of town yet in easy reach of everything it offers. Within an hour or so visit Anglesey,Llandudno or Betws-y -Coed. The perfect spot!"
SB (September 2023): 4.7 STARS "Best location in Porthmadog. This apartment occupies arguably the very best spot in Porthmadog for a holiday experience. The views across the harbour are superb, even at night with lights twinkling on the water. From the side and back windows there is more water and mountain scenery to enjoy, and of course views of the steam trains as they leave or return to the station, which is next door - a few seconds walk away. The seating in the lounge and bedroom is well placed to enjoy all the views, day and night. Right on the edge of the High Street, so lots of facilities nearby, with Tesco, Aldi and Lidl at the other end of town, and a number of cafes and pubs a few minutes walk away. One star deducted for comfort, simply because the bare floors do mean that the lounge and bedroom lack any feeling of cosiness, especially during cold or bad weather - a large rug in the lounge would make an enormous difference. That said, the location and views make up for it and if planning a trip to Snowdonia, this apartment is a very desirable option"
IT (September 2023): 4.8 STARS "A well equipped flat in an excellent position with plenty of space within the flat , the views across the harbour and the proximity to the Festiniog railway make it well worth a visit for families."
TC (August 2023): 4.8 STARS "Third Visit - That says it all! Fantastic apartment in a great position. Lovely views all round. Great base for a family holiday. Our third visit. STS are great company to deal with"
SC (July 2023):Excellent "Excellent location for exploring North Wales. Well positioned, well equipped, spacious, airy, comfortable but not cosy. Could be chilly in winter. Surface clean, underlying some attention needed, cobwebs, shower drains etc. In the town centre, opposite the Ffestiniog railway station. Several cafes within walking distance, we ate in the apartment quite a lot, cooking equipment and crockery ample for 6" Thanks for the Review - which are always passed on to the Property Owner.
DL (June 2023): Excellent "4th visit to Rivers Edge. This ranks of one of the best self catering apartments for holiday let .Its very well equipped and a great location to visit all the nearby places of interest You will not be disappointed with this apartment great views from the covered patio even if it rains"
NV (November 2022): 4.7 STARS "Great base with lots of space. In a week of very wet weather we really appreciated the location & comfort of River's Edge. Very well equipped (we cooked on 5 nights) and close to pretty much everything. On downpour days it was interesting to watch the comings and goings in the harbour...although windscreen wipers might have been useful on a couple of occasions! Lots of helpful tips from the owner, and good service from STS. The keycode box is not the most user-friendly, but that was our only small gripe. We hope to return"

GP (02 Jul 2022): 4.8 STARS "Lovely holiday let. The property was in excellent condition except for the wind whistling through the upstairs ceiling. Unfortunately there was scaffolding around the building whilst we were there which marred the view and as it was very windy for 3-4 days, the noise was quite frightening especially at night time when trying to sleep. That said the rest of the penthouse was very well equipped and every effort had been made to ensure a happy stay." The Customer had received a £150 Discount due to the scaffolding."

This apartment occupies part of the first and second floors of a 1970s built block of 12 single- and two-storey apartments. The block is accessed from the adjacent main road by a minor road which also serves the Ffestiniog Railway station and the South Snowdon Wharf flats. Each apartment has its own marked parking bay, cordoned off from the roadway by detachable white chains. That for 84 is parallel to the road, adjacent to the external staircase and landing by which the flat is reached. Outside lights switch on at dusk until approximately midnight.

A single flight of wooden stairs (first step rise 26 cm, others 19-20 cm) with hand rails both sides, takes you up to the wooden landing which serves flats 83, 84 and 85. Entry to the property is through a 76 cm wide doorway, with raised sill (14 cm high, 17 cm wide) to step over. The first floor is flat and open plan in design - kitchen area with tiled floor (and level access to WC in passageway off), a wooden staircase up in centre, then living and dining areas with wooden laminate flooring. A covered balcony (tiled underfoot) is reached via patio doors, with a single step over the 25 cm wide sill (9 cm high, but then down a further 12 cm).

The staircase, with steps of 24 cm depth and 20 cm rise, has a wooden handrail on the right (and also on the left for two-thirds of the way) and leads to the upper floor. There is an additional fixed grab handle on the left as you near the top. Two twin bedrooms are reached by turning right at the top, as is the shower/WC room. The very spacious master bedroom (with its own shower cubicle) is to the left at the top of the stairs. Both shower cubicles require the user to step up into them. The ensuite shower requires a step up of 26 cm, then down 10 cm. That in the shower/WC room has a step up of 19cm, with depth 23 cm, before then stepping up 6 cm and down 11 cm to negotiate the sill. Flooring is wood laminate, as in the downstairs living area, and access is level with the exception of the second covered balcony. This is reached, as before, via patio doors with a sill and step down. Plastic chairs are provided for use on the balconies.

Light switches throughout the property are at around 140 cm, and are a mixture of wall switches and pull cords. Electric sockets and heater switches are 35-40 cm above the flooring, with the exception of those at work top level in the kitchen. Each bed has its own spot light for reading, individually switched at the base of the light. All rooms are well lit with ceiling lights. An emergency light is fitted at the top of the stairwell, which comes on in case of power failure. A small torch is provided next to the circuit boards adjacent to the downstairs WC.

Both the living room and master bedroom are equipped with flat screen TVs with Freeview, with remote control handsets. A DVD/video player is also provided in the living room. The property is not connected to a telephone network. Cooking is by electricity. The freezer is at floor level with the fridge above it.

You really cannot get a better location than this. Beautiful views of the harbour from the lounge and bedroom and you can walk to the train station in seconds! The apartment was very spacious and well equipped, it has a huge kitchen with everything you could possibly need on holiday. Wifi wasn't great but that is being updated this year I believe. Really lovely flat, would definitely stay again.
