A spacious detached stone house 1 km above the small village of Garndolbenmaen in the Snowdonia National Park. This cottage is near to one of the new UNESCO World Heritage sites for Wales Slate - 'Gorseddau and Prince of Wales Slate Quarries, Railways and Mill'. This is a central location for Porthmadog (7 mls), Criccieth (6 mls), Harlech (17 mls), the Llyn Peninsula and the Snowdonia mountains and passes. The cottage enjoys superb sea and mountain views over the countryside and has excellent scenic hill walks from its doorstep. This comfortable house stands off a mountain lane in very quiet surroundings within easy access to the sea at Criccieth and Porthmadog. There is an Indian restaurant - Madiha - 1 mile away and The Goat pub is another 1/2 mile down the road in Glandwyfach, near Bryncir.

3 BEDROOMS: 1 double bedroom, 1 bedroom with a small double bed (4 foot) and 1 Twin bedroom (two Single beds).
BATHROOM: Ground floor bath with shower over the bath and WC.
KITCHEN/BREAKFAST ROOM: Gas cooker, Rayburn stove for all heating purposes, fridge/freezer, dishwasher and microwave.

G (August 2022): 5 STARS "A Lovely cottage in a beautiful location. This cottage was comfortable and clean, the dogs loved the secure garden. The host was lovely and helpful as were the neighbours and all made us extremely welcome, what a lovely community. The Location is wonderful with stunning views and a lovely walk up the mountain behind, the hose provided clear instructions at to the paths to follow. It is well situated for trips out to either the beach at Blackrock Sands or out into the stunningly beautiful countryside. There is plenty of room both inside the cottage and out with good parking. We had a paddleboard and blow up boat with us and there was room to dry both outside before packing them away which we found very useful, we were able to store our trailer out of sight behind the cottage whilst not using it and also to bring the car round to the conservatory door to make packing up to come home very easy indeed. Takeaway restaurants and local pubs provided us with our evening meals and shops and supermarkets are not too far away making catering easy. We would like to thank our host for making our stay in the Cottage easy and very enjoyable and we would definitely book again when we decide to visit this part of Wales again"

Good big well equipped kitchen which is nice and warm cos of the aga.The 2 little lounges are cosy and proper fires can be little in both. Beds comfy and warm.ok bedrooms not double glazed but only wimps want hot bedrooms. The utility room with extra fridge freezer is a bonus. Location ideal for both Snowdonia and Lleyn peninsula.the owner is very friendly but not at all intrusive. Finally the place is really excellent value"

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Please feel free to call us to discuss your requirements.

Pre-Arrival/Parking:
At the village cross road turn up the road at the side of the chapel and then immediately turn right (before you reach the pub & shop). Follow the lane uphill for 800m. The house stands on the hill on the right with an old plough on the side wall.
Parking is accessed by the side of the property onto a large tarmac area with loose chippings.

Entrance to the Property:
Access through to the property by the back door which can be found at the rear of the property through wrought iron gates. On entering the building the ground floor area is all on one level. The back door opening is 34ins/863mm with a step over.

Utility/Shower Room:
Floor covering is lino.
Lighting is natural daylight and ceiling lights.
Door opening into the shower room is 30ins/762mm

Conservatory:
Access through upvc door out onto paved slab area/garden.
Door width is 30ins/762mm

Kitchen:
Two doors lead into the kitchen one from the conservatory and the other from the lounge. Both door sizes are 30ins/762mm wide.
The kitchen and dining flooring is tiled.
Worktop height is 3ft (36ins/914mm) as well as the sink height.
The fridge and dishwasher are built in under the work surface.
The lighting area is fitted with a florescent light and downlighters.
Plenty of work surface with four double sockets above.

Bathroom:
Accessed through a small hallway from the kitchen also accessed from the lounge.
Flooring is lino

Lounge:
Accessed from the hallway through a fifteen panelled glass door size is 26" 1/2'

Lighting is natural daylight aswell as a ceiling light and three lamps around the room.

Sitting Room:
Accessed from the hall at the bottom of the stairs by the front porch.
The door size is 28ins/711mm wide.

Hall & Stairway:
The flooring is short short pile carpet.
Twelve straight steps lead up to the landing with the hand rail on the left hand side.
The stairs are 30ins/762mm wide.
