This is a rather special villa on South Snowdon Wharf waterside. It has a larger living area than most with full length patio doors leading to a balcony that enjoys the South Easterly views across the estuary and the mountains of Snowdonia. The L- shaped living area and kitchen occupies the whole of the 1st floor. It is peacefully decorated with neutral colours and very comfortably furnished in a minimalist style with a modern fitted kitchen tucked in one corner. The bedrooms and new shower room/WC are on the ground floor. It felt very relaxing sitting on the balcony looking across the estuary waiting for the local seal to make an appearance and start sunbathing on the yachting pontoons. The many wading birds and occasional appearance of the Osprey fishing to feed his brood makes this a good place to bring a pair of binocs. Porthmadog High Street, the Ffestiniog & Welsh Highland Railway Steam train station and the wonderful wetlands walk are just a few minutes away. Over the hill is the lovely seaside village of Borth y Gest. Portmeirion village, Harlech castle and the mountain resort of Beddgelert are within a 10 - 30 minute drive through unrivalled scenery. Good central location.

The beds were comfy and we had plenty of space for our family of three. The views and outlook were amazing and the balcony was a great bonus.
The only downside we experienced was the noise and disruption from kids hanging around outside, they repeatedly chose the spot right outside our property to jump off into the water and to hide away in the evenings in groups being noisy and smoking etc, this just made it feel like we were on some low grade caravan site or something, the parents obviously just let them go where they liked with no control."

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

The villa is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate.

The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Further parking is available a further 100yds away.

Access to the villa is up one small step into a compact hall area. The master bedroom, single bedroom and bathroom can all be found on this level. There is good lighting in all the rooms.

There is a narrow carpeted staircase from the hall which has a 180 degree turn. This leads to the living area and kitchen.

The living area has a flat screen freeview colour television and DVD. All of which have remote controls.

The balcony is accessible from the living area throughout a sliding patio door, over a small step. The balcony only has two railings. One at 110cm height and the other at 40cm height. There is no infill in between and the access to the ships ladder is also open. It conforms with building regulations of the time but it is not considered safe for children under 10 years old.
