A lovely little double fronted cottage situated above the town of Blaenau Ffestiniog at the head of the Ffestiniog Valley. Charmingly restored detached stone property retaining original features, such as the wooden cottage staircase, inglenook fireplace and beamed ceilings. Three cosy bedrooms upstairs and a bathroom /wc downstairs. Mountainside grounds with wooden steps up to a viewing deck and a meandering footpath and scramble to a summer house to enjoy the mountain scape of Manod Mawr and Manod bach mountains beyond Blaenau Ffestiniog. Situated down a narrow lane above the town in an area known locally as 'Fuches Wen' with a footpath from the doorstep down to the town. The waterfall referred to is just above the cottage and Superb central mountain position, just 30 minutes drive from the Cambrian coastline, Harlech town with a cliff top castle and Porthmadog harbour town with famous steam engines and trains. The north Wales coast is 45 minutes to Conwy harbour and castle, Llandudno pier and large town. Snowdon is a 30 minute drive through the high Crimea Pass to Betws y Coed and about a further 20 minutes to the beautiful National Trust Bodnant Gardens. On the doorstep is Zip World: Titan, Bounce Below and Antur Stiniog mountain cycling centre which is just 10 minutes drive away. This cottage is inside one of the new UNESCO World Heritage site: Wales Slate - Ffestiniog Slate Mines & Quarries!

3 BEDROOMS: 2 bedrooms with double beds with walk in wardrobes, 1 compact bedroom with single bed with storage under the bed for clothes. Up original wooden stairs - No cot. Bed linen provided.
BATHROOM/WC: downstairs contemporary white bathroom suite with shower over modern bath
LOUNGE/DINER: Stylish room with leather sofa and chair, flatscreen TV and multi-fuel stove (A starter pack provided. Thereafter wood can be purchased at the cottages at £5 a bag or smokeless coal at £7 a bag.), dining table for 4. Alexa sound centre provided and a heated massaging chair.
KITCHEN: Cooker, fridge, microwave, fitted units.
UTILITY CUPBOARD: Washer/Dryer.
Hot Tub: There is a hot tub in the garden. All instructions, rules and procedures at the property must be followed. No unsupervised solo use or unsupervised use by children. Not to be used by pregnant women. If the Hot Tub was not available (due to Hosepipe bans, equipment failure, etc) then Guests would get a refund equal to 10% of the Rental (but not including the Booking Fee ). If the Hot Tub was only unavailable for part of their stay then this refund would be reduced proportionally.
SHED: Up wooden steps outside with freezer, room to store bikes etc.
HEATING: Programmable ceramic electric heating with timer in all rooms.
GROUNDS: Rambling grounds with natural footpaths to a decked area with comfy furniture, at the top of the garden is a summer house with amazing views, but it's a bit of a scramble to get there. Unfortunately due to the terrain of the garden it is not enclosed with fencing/walls all the way around. This garden is not suitable to leave your dog in unattended. The new edition in 2020 was installing a hot tub into the far corner of the garden.

PARKING: Allocated parking for 1 large car or 2 small cars outside the cottage. Additional parking in layby opposite cottage.
From 21st May property will have an electric car charging point available.

Excellent"Excellent facilities, brilliant location. Our family of two adults and two children aged 10 and 13 really enjoyed our stay at Waterfall Cottage. The cottage has been sympathetically modernised, keeping an old fashioned feel whilst offering excellent facilities and being very well equipped. Even though the weather during our stay was a bit rubbish it didn't matter. The hot tub was a great place to chill out in the rain as was the summer house high up in the garden, which offered dramatic mountain views whatever the weather. The garden is very steep and those with young children or mobility issues would probably find accessing the summer house and hot tub difficult. The cottage has a smart TV and decent wifi and three decent sized bedrooms so that everyone had their own space. The kitchen was well equipped and we appreciated the washer dryer provided especially with the poor weather. The cottage is excellently located, high on a hill on a very quiet dead end road but only a 10 minute walk away from the centre of Blaenau Ffestiniog, where there is a decent sized Co-op and several takeaways and cafes. The mountains around Blaenau Ffestiniog offer some brilliant walks with scenery that is well worth the effort. The owner of the cottage called the day before our stay to explain the amenities at the cottage and again after we arrived to make sure everything was ok. We had no problems during our stay but I'm confident that the owner would have dealt with any issues promptly. We would definitely book a stay at Waterfall cottage again."
ZH (June 2023): 4.8 STARS "A fantastic hidden gem in a spectacular location. Waterfall Cottage is a cozy family size holiday home perched above a charming historical quarrying town. Everything was well kept and clean, and we were very impressed with the modern kitchen and bathroom refurb. There is a lot of character in the decor of the place with plenty of features to appreciate throughout including the exposed ceiling beams. Finding the place could have been challenging but thanks to the helpful instructions detailed on the email, we had no trouble getting to the cottage. Take care on the roads as they are frequently very narrow or single laned.
The highlight of the place itself is definitely the garden. Firstly the lower deck which has plenty of seating and a good propane barbeque and a handy retractable parasol. Next up is the hot tub which was ready upon arrival and incredibly simple to use and is situated nicely to have a good degree of privacy whilst still offering great views of the surrounding landscape. Up at the top of the garden is the bespoke glass summerhouse which is a great evening hangout spot to watch the sunset but can get very hot during early afternoon in summer so plan accordingly.
The area around Waterfall Cottage has plenty of things within walking distance to enjoy including essentials like groceries, pharmacies and takeaways. There are several footpaths on the cottage’s doorstep to venture up into the mountains for awesome views of the valley and beyond (you can see the sea from up there). There’s a ton of history to discover in the abandoned quarrying buildings and mineshafts dotted around the hills as well as beautiful lakes. There are also plenty of good day trip locations within driving distance. For shopping and train enthusiasts Porthmadog is a short scenic drive southwest (or you can take the Ffestiniog rail, but check the schedule as this doesn’t run everyday). If you’re interested in a big sandy beach then Harlech is close by also with a good parking spot essentially beachside, we went late afternoon in June (out of term time) and attendance was minimal. A slightly longer drive away but a spot we particularly enjoyed was Penmon Point on Anglesey, a cute stoney beach with a fantastic surf shack style cafe.
Whilst we didn’t hear a lot from the host we felt very welcomed, Roger called us a few days before travelling to give us some preliminary details and helpful tips regarding walking into town and such, he also called on our second day to make sure everything was going well and if we had any queries. The place itself was very well laid out and there were plenty of instructions for the building’s amenities should we need them."

Overall an excellent stay blessed with perfect weather and during a very quiet time of the year although I imagine Blaenau never gets incredibly busy, not being such a touristy destination. Highly recommended for anyone who wants to get away from it all and avoid some of the crowds that come with visiting many holiday destinations.
AM (New Year 2022/23): 4.7 STARS "A really quaint cottage with fantastic facilities. Fantastic spot, glad we found it for our new years shindig. The property is conveniently located and allows comfortably discovering snowdonia (if you have a car, not sure if you're going by train). The facilities exceed all expectations - covered hottub with a roof is a godsend on rainy days, so is a woodfired stove. The kitchen has an oven and all the cooking basics. The beds are comfy, and the place also has heating in case the house is still cold. The only point of improvement would be the level of cleanliness, I recommend taking slippers to wear on the ground floor, and the dishes needed a wash before using"

Great location with walks straight from the cottage and the hot tub was great after a long walks. The owner of the cottage was really helpful. Needed longer than a week stay as there is so much to do in the area."
HT (November 2022): Excellent "A magical autumn stay. We just returned from a week at Waterfall Cottage and had a fantastic time. The cottage itself is close to the heart of Blaenau Ffestiniog with shops and bakery just a short walk away, while at the same time quiet and secluded. All we heard during the nights was the waterfall in the distance - only occasionally would the neighbours from the house down the road walk past. The cottage is in a fantastic state and looks freshly renovated. The living area is cozy and functional, the fireplace provides plenty of warmth. The decoration is wonderful - see if you can find all the wooden mice hidden away! The kitchen is well equipped with with everything from cookware to silverware and cups and glasses. Just be aware that if you're cooking for more than 2, you might want to bring larger pots/pans yourself, as they're all relatively small. Outdoors there's also a freezer. The bathroom comes with a power shower that does its job, a large bathtub and a modern bathroom suite. Compared with other cottages it's a fantastic size. The bedrooms are absolutely lovely with huge amounts of storage. The bed frames are extremely sturdy divans - I'm a very heavy man and they didn't make a squeak. The doors are also close to normal size, which can be a rare find for Welsh cottages! Outdoors, the sun room and hot tub are absolutely fantastic. We made use of the hot tub during a storm and sitting in the warm water while the wind is howling and rain is coming down is an amazing experience. The hot tub is also expertly kept clean with all necessary utilities and chemicals available in the kitchen. The ADSL internet connection/WiFi runs at about 6Mbit down and 750kbit up, which is serviceable. It lost connection twice during a thunderstorm when lightning was going down nearby. But for Netflix during the cold, dark evenings we opted to use 4G tethering through our mobile phones, which came to a stable 50Mbit down and 4Mbit up. We usually had 2 bars on 4G. And finally, Roger was extremely friendly and helpful. He explained everything to us before our arrival and even installed a publicly available defibrillator next to the cottage. There were only very minor things that could do potentially do with improvement, none of which would cause us to move away from the perfect rating:
- It would be great if the sun room had heating for the colder seasons of the year
- It would be great if the path up to the sun room had railings installed, particularly for the wetter, slippier days
- The mattresses are a bit thin
- Some printed guides for the electric heating TV/FreeSat operation would've been good to have
We're definitely looking forward to booking the cottage again!"

We spent hours and hours up there just reading and meditating. (If I had one piece of advice the seats could be comfier). We love the fact the cottage has almost everything you need to close the doors from the outside world and just chill. If you are looking for seclusion this is the place.
We love the fact you can just walk to the co-op to get all your supplies or that you can just walk into the hills from the cottage. There are small signs of wear and tear within the cottage since last year - but that is to be expected. Still no hairdryer, and still this didn't change my experience. [Emoji Removed]

Overlooking the sleepy town of Blaenau Ffestiniog, it's in a peaceful spot, allowing us to truly get away from the hustle and bustle of city life. It's a great base from which to explore Snowdonia and north Wales. The cottage can sleep up to five, but for two of us and our dog it was just the right size. The owner was very accommodating of our short-notice booking, helpful before our visit and took the time to check in with us during our stay. The heating had even been turned on in advance of our arrival, which was a nice touch. The cottage has recently been refurbished to a high standard and it really felt like a home from home. Our only suggestion is that the kitchen could benefit from some wine glasses and a small dishwasher, if space allows. We loved the wood burner and sun room on the cliff above the cottage, which was a perfect spot to enjoy some local gin as the sun went down. We were sad to leave at the end of the week and would happily stay again."
