From the first floor balcony, within the tree canopy of an oak tree, you can see glimpses of everything including the harbour, mountains and the occasional steam train passing the bottom of the garden. The comfortable lounge also has a picture window where you can while away the hours. This is a first floor flat with a sunny balcony situated in the historic stone built 'Plas Ynys Tywyn' just off the High Street and just over the bridge from the Ffestiniog Railway station and Harbour in Porthmadog. It is very convenient to the variety of shops and eating places and many footpaths which are excellent for birdwatching or just enjoying the fabulous views. Porthmadog is a good central location for the mountains of Snowdonia and the sandy beaches of Cardigan Bay. Snowdon and Beddgelert are 7 miles inland and the beautiful stretch of sandy beach at Black Rock Sands is 2mls. Portmeirion village is just 2mls across the causeway for a relaxing day out and Criccieth town and castle just 5mls. Betws y Coed 40 mins drive. Lots to see and do!

WiFi: Yes, superfast and unlimited.
FAQ: How often are the trains? It depends on the timetable but never before 9.30 am or after 8 pm and maximum of 4 a day. Usually they are Garret Steam trains. They stop at the bottom of the garden for the level crossing to be activated.
Is it safe for children? The balcony railings are at the regulation 1.2m high and no gaps. There are table and chairs there so little ones shouldn't be left unattended. There is a removable stairgate at the top of the internal staircase.
ELECTRIC CAR CUSTOMERS: Electric for Car Charging is NOT included with the price. Type 2 Socket 7.2kw. Please state at time of booking if required.

"Home from home. This the ideal place for relaxation.it has everything you need for short breaks or extended periods. It has lovely views and the steam train comes by several times a day just outside marvellous! The flat is well equipped there is a washing machine etc. Outside there is plenty of car parking we are in the town centre for shops restaurants and pubs, the Ffestiniog Railway station is just down the road. Where you can sit eat and drink and watch the world go by."

CD (September 2023): 4.8 STARS "This flat is so convenient for the town of Porthmadog and visiting the area of Snowdonia, Two bedrooms (one double, one twin). Ideal for the train enthusiasts as the trains pass the end of the garden. The kitchen is equipped with everything needed if you decide to eat in or there are plenty of restaurant/eating places in the area. A comfortable place to stay for a short or long break"
BH (August 2023): 4.7 STARS "Back again. We have stayed at this property several times over the years. Previous visits have been in the lower flat but this time we chose the upstairs and slightly smaller flat. As members of the Ffestiniog Railway Society the location is ideal for visiting the railway with the station just a few steps away over the harbour bridge. I would point out that as we are getting older the steps up to the flat are becoming a little challenging but on arrival the STS staff were just finishing work and without any input from ourselves whisked our cases up the stairs. We keep returning as with its location, carparking and garden it is perfect for our requirements. it is always lovely and clean and has everything you could possibly need, which makes it feel like home. This time there was a nice surprise with the addition of the external staircase down from the first floor balcony, making access to the garden and parking area easier. We had a lovely week again, and will certainly be returning to Treetops"
SM (October 2022): Excellent "A Third Visit which did not disappoint. Having previously visited in October 2019 and 2021 (COVID-19 lockdown in 2020 prevented a visit then), a return autumn visit is a must. This is a really cosy apartment and was ideal for the two of us. An easy walk around Porthmadog, to the shop and of course to Porthmadog Harbour station for trains to Blaenau Ffestiniog, Tanybwlch, Beddgelert and Caernarfon. On this visit we saw that work was in progress for an outdoor stair case to the decking from the parking area. For the electric car owners, there are now two charging points. Not sure what company they are paired with, as we are did not travel with an electric car. Biggest plus point are the Welsh Highland Trains at the bottom of the garden. We will be back in 2023"

It was amazing sitting on the balcony and watching the trains pass the bottom of the garden. A very comfortable and cosy place to stay. Great location for wondering into the town, to wonder around the harbour and lovely coffee shops"
BB (5th to 8th August 2022): Excellent "Excellent Flat in Prime Location. We stayed in Treetops Apartment from Friday until Monday morning and we loved it. We had rented both downstairs flat and upstairs and had our family join us for the week before. We decided to extend our holiday for an extra few days as we loved the property so much. The access to Treetops is via the front door and the a quite steep set of slate steps inside. My husband has to use a walking stick as his mobility has been compromised due to Cancer Radiotherapy but he still managed to climb up to the apartment. the accommodation is sunny and bright and and has great views of the steam railway passing at the back of garden and also of the wildlife waterways which you could just see between the trees. The flat had a large well furnished lounge with comfortable settee and table seating 4 people. the 2 bedrooms were both good sizes housing a double bed and 2 singles. the bathroom was clean and bright but the slight downfall was there was only a shower over the bath which we would have preferred a walk in shower due to my husbands mobility. the kitchen was well fitted with good oven and hob, dishwasher and fridge. there is access to a washing machine and freezer downstairs as you enter property which is exclusive to this apartment. All in all the property was excellent and a good position to explore different parts of North Wales. Porthmadog has every thing you need with good eating places and takeaways. Would highly recommend this property"

As a coffee lover, I particularly appreciated having a filter coffee machine! The proximity to Harbour Station was great for us, as it enabled us to go there regularly to watch the trains come and go. Gwen and everyone at STS were very kind and helpful in enabling us to have our first trip away from home since 2019, despite the fact that, on medical advice, we still have to shield. My husband is extremely vulnerable as a result of blood cancer and other serious conditions, so we thought we may never be able to get away again. However, with a lot of help and planning, we managed it and are very grateful to everyone who helped make it possible."

ACCESS STATEMENTS AND FIRE EXITS

Treetops is a 1st floor flat accessed up a flight of 14 steps with a hand rail on both sides. All rooms and balcony are on the first floor.

Parking for a compact car is on tarmac drive off the road 10m from the front door, additional parking to the rear of the building on compact slate surface. There are two steps down from the pavement to the communal front door. From the hall way there is a flight of 14 slate steps up to the first floor with a handrail on the right hand side as you go up the stairs. There is no door at the top of the stairs to stop toddlers, a stair gate could be arranged with prior notice. There is a small step out to the balcony which is enclosed by wrought iron railings at 110 cm height which is covered by a fine mesh. NEW for 2023 is an external staircase to the balcony which is gated at the top.

The shower is situated over the bath. The bath has hand rails. Kitchen work tops and switches are at normal height.

Apart from the kitchen and bathroom, all other rooms are carpeted.
