As you sit in the lounge of this house enjoying the views you may think you are enjoying your evening drink on the quarter of a yacht overlooking Borth y Gest bay. This Victorian terraced house is close to the sea front and has beautiful elevated views of the bay and Snowdonia mountains from the lounge and external decking. Decorated in a stylish contemporary manner with wooden floors, it is a comfortable place to spend a holiday in this quiet seaside village just outside Porthmadog. The excellent state of the art kitchen/diner and two bathrooms makes this a very suitable holiday property for an extended family. There are lovely coastal walks to many sandy beaches and covers nearby, and there is a small playground, village shop, tea room and restaurant within a few minutes walk. In Porthmadog you will be spoilt for choice in shops, restaurants etc. Steam trains travel across the causeway regularly to the delight of young and old alike, a leisure centre is located at the other end of town. Portmeirion village is just a 3 mile walk across the causeway. Cricieth town and castle are 5 mls, Snowdon/Beddgelert village are a beautiful 20 minute drive away.

Bedroom 1: one double bed with en-suite bathroom, WC and shower cubicle (Ground Floor).
Bedroom 2: two single bed and a cot, cot linen is not provided (1st Floor).
Bedroom 3: one single bedroom with a 4' 6" wide bed but with access only from one side (1st Floor).
Bedroom 4: Bunk beds with views of Borth y Gest bay (1st Floor).
A cot is also available but please check what bedding is provided and that the spec is appropriate before your stay.

KITCHEN/DINER: Modern fitted kitchen with gas hob, electric oven, microwave, Lavazza espresso machine and milk frothers, fridge/freezer, dishwasher and washing machine. Dining area is open plan to the compact lounge (Ground Floor)
LOUNGE AREA: Compact lounge with large patio doors to balcony which has magnificent views and modern Smart TV. iPod docking station with CD player and radio (Ground Floor).

GARDEN: Balcony style decking area with railings off the lounge with another decked area down 6 steps with tables & chairs. The whole area is enclosed.

PARKING: Street parking.

HEATING: Full gas central heating.
GAS & ELECTRICITY: Reasonable use of electricity and gas included. PLEASE NOTE that electricity is included only for the facilities provided at the property. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons. Closest charging point is at Porthmadog Tesco car park.

WiFi: Yes, free of charge.

PETS: 2 well behaved dogs.

FIRE SAFETY: No smoking, candles, tea lights, BBQs, nor chargeing of electrical vehicles, bikes, nor scooters. The upstairs configuration may not be suitable for guests with mobility issues in the event of emergency escape - see photo opposite the Access Statement.

EXTRAS: Small selection of suitable coffee pods, a small selection of tea bags, instant coffee, sugar, barabrith and 2 pints of milk on arrival.
10% Couples Discount available out of season: November to end of March (Not including School Holiday & Bank Holiday dates). To get this discount you have to be 2 guests in only 1 bedroom and must call us on 01766 51 38 29 before paying for your holiday. This discount is not automatic and only available if you request this discount before you make your booking, can not be added after the deposit has been paid.

The bi fold doors open right across the deck allowing access through the house to the breathtaking views of the beach, the cob and the steam trains. The open plan downstairs allows the family to all be together. Four well appointed bedrooms (nice quality bedding!) and two bathrooms - one bedroom downstairs worked well for grandparents, with the bathroom en suite for them. The kitchen was well stocked with all pots, pans, plates etc. Plenty of books to read and a huge cupboard of games to work through"
EH (August 2023): 4.7 STARS "A good place to stay. Excellent location and generally comfortable and well equipped. Milk and bara brith on arrival much appreciated. A few niggles: broken hinge on kitchen cupboard (reported), only one front door key and no way to unlock back gate. Overall however a very enjoyable stay, despite the weather!" Thanks for the Feedback which are always passed on to the property owner, who responded "can you thank them and say we are sorry there was no back gate key, thanks for advising us of this and say we are replacing it." . We did get a Handyman out on the day that the kitchen cupboard door was reported.

Noticed neighbours understandably getting touchy regarding the parking, several now dictating there parking frontage with cones to deter. Also previously approached to move car when outside a neighbours frontage. Unfortunately the downside of living in a popular tourist destination."
DS (May 2022): 4 STARS "This was a productive and enjoyable week. There was an issue with the cleanliness. The crockery and cutlery had not been washed prior to our arrival and was in a dirty state. I assume that the previous group(s) did not use the dishwasher and that the cleaner did not fix this on the changeover day. This was the first time this has happened to us in when staying in an STS property" Sorry about the dishwasher not being like that - this shouldn't happen. It helps if Guests can switch them on before they leave - but still should be checked by the Deputy.

ACCESS STATEMENT
The house has been completely modernised and refurbished in 2007. Parking is available on Ralph Street outside the house. A gate leads you down a short level path to the front door. Access is almost level with 3 low steps - not exceeding 6cm. At ground floor level is a double bedroom with a large ensuite bathroom off comprising toilet, sink, bath, and separate shower. Both are accessed via doors of 82 cm width.
The ground floor is all on one level with doorways of approx 760mm. There is an additional entry Otherwise the ground floor level is open plan comprising modern kitchen dining area and rear lounge, with a hall of a width of approximately 110cm (narrowing to approximately 72cm).
The rear lounge has a flat screen TV, freeview, DVD and video with remote control. There is no telephone.
Overall lighting is good with dressing table lights, side lights and centre lights. Light switches are approximately 120 cm height with electric sockets at approximately 45 cm to 70 cm height, except in the kitchen where some are at worktop height.
Outside is a small balcony style terrace leading from the rear lounge with level access with four steps down to a larger decked area, which has a table and chairs.
The upstairs configuration may not be suitable for guests with mobility issues in the event of emergency escape - see photo opposite.

We had a fantastic week at Quarterdeck. Having stayed at a couple of other properties in Borth y Gest this one is definitely my favourite. Spacious, well appointed but also homely and comfortable. The view over the bay from the lounge and deck is stunning and in a week of sunshine and rain, it was great to retreat to the lounge to watch the rain and clouds whistle by. We were lucky enough to see an Osprey hunting over the estuary over breakfast one morning too. Perfect.

The house is very happily situated in a street at the end of which one can go on a stroll to the beach, and the views from the living room are incredible. The house was very clean upon arrival, the accomodation was superb and the beds were all comfortable. The kitchen has everything one needs for self catering, and there are plenty of eateries and shops close by in the car. Perfect starting point to explore Snowdonia!! I would recommend without hesitation.
