A bright and light South Snowdon Wharf villa with a 1st floor balcony overlooking the harbour and town of Porthmadog. Only a 5 minute walk from the Ffestiniog and Welsh Highland Railways and the high street (which includes pubs, cafes and restaurants) making this a very convenient place to stay to explore Snowdonia or just for a beach holiday. The comfortable living room with fitted kitchen are on the first floor with patio doors to the spacious balcony. Two bedrooms and the bathroom and separate toilet are on the ground floor. Short walk to the shops and restaurants and leisure centre. Just around the corner is the little Ffestiniog Steam train station when you can enjoy a sedate train ride up the Snowdonia Valley. Many sandy beaches are nearby - our favourites are Borth y Gest, a 15 minute walk, and Morfa Bychan's Black Rock Sands (2 mls). Visit the pretty village of Beddgelert (7 mls), Portmeirion village and gardens (2 mls). Zip World: Titan and Bounce Below in Blaenau Ffestiniog is just a 30 minute drive away.

SHOWER ROOM: Walk in shower, hand wash basin & heated towel rail.
WC: Separate and next to the bathroom on the ground floor.
LOUNGE/DINER: Upstairs with a TV with built in DVD, CD player. Patio doors to the balcony. No smoking, candles, nor tea lights (even on the balcony). There is a ship type ladder from the balcony, protected by a gate, which should only be used in an emergency (occupants upstairs and a fire downstairs).
KITCHEN: Modern fitted galley kitchen with electric cooker, fridge, table top freezer, dishwasher and microwave.
PARKING: Allocated parking for 1 car outside the apartment. Some people have managed to get 2 cars there, but some people say it is not possible. There are also "unallocated" car spaces in the South Snowdon Wharf complex.
HEATING: Electric Wall Panel heating system.
ELECTRICITY included. PLEASE NOTE that electricity is included only for the facilities provided at the property. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons. Closest charging point is at Porthmadog Tesco car park.
PETS: 1 small dog. Please be aware that the balcony has a gap at the bottom of the rail that a small child or dog could slip/climb/fall though the gap.
Wi-Fi: Yes with Internet speed of 38 Mbps.
BED LINEN: Yes.
TOWELS: No, please bring your own Towels, Tea Towels and Bath Mats.
No smoking, candles, nor tea lights (even on the balcony).

Star Grade: 3 (however, this is because this property does not provide towels and towels are now needed to be a 4 & 5 Stars Grade. IF towels were included it would be a 4 Stars Property.)

The flat is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate. It is not suitable for anyone who has severe mobility issues.

The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Access to the flat is on the ground floor, but there is a step up to the property (photo of step available upon request).

The flat has a standard size plastic front door leading into a compact hall area. From this area there are doors to the twin bedroom, WC, bathroom and double bedroom. Also in this area is the staircase to the 1st floor.

On the 1st floor is the kitchen/dining area and lounge area with a sliding patio door to the balcony. For safety reasons children should not be left alone on the balcony. There is good lighting throughout the property with both a ceiling light and a lamp in the living area and spotlights and matching bedside lamps in the bedroom.

The bathroom has a bath and a hand wash basin. Separate WC. Again there is good light with a ceiling light in each.

There is a ship type ladder from the balcony, protected by a gate, which should only be used in an emergency (occupants upstairs and a fire downstairs).

This apartment is very well located with harbour front position and railway station close by. There is no issue with noise from the station. There is a convenient and ample car parking space for one car. During our stay there were also visitor car parking spaces available. Supermarkets Tesco, Aldi and Lidl are a short car journey away and there is a Spar shop on the town’s main street. There is access to a balcony through the living area patio doors and on the one occasion the weather permitted us to use it during our stay we found it very pleasant and relaxing. We found the pole mechanism by which the blinds were pushed back and pulled on to be rather awkward at times. The accommodation provided is a good standard overall with the kitchen of new appearance and well equipped. The dishwasher worked well and was easy to use. In the living area there are two sofas which are reasonably comfortable although rather soft and low for our liking. The arms on the sofas are showing some signs of use. There are two bedrooms both of good appearance. We used the room with double bed which we found to be comfortable. There was adequate open hanging space for our clothing with further open hanging space in the other twin bedroom. Our small criticisms relate to the standard of cleaning and include: - tea bag drip/run marks had been left on the outside of the kitchen bin. - the occasional tables in the living area had what appeared to be tomato ketchup stains not cleaned off. - hairs were found in bathroom wash basin – this caused my wife to look further, and she discovered that the floor behind both the wash basin in the bathroom and behind the toilet in the separate WC had not been cleaned properly. We enjoyed our stay in this apartment and in Porthmadog itself which is also an excellent base for trips out to other places of interest. We were not lucky with the weather during our stay but we did have one evening of warm sunshine and found then that the area around the harbour had a completely different feel to it and was very pleasant indeed.
