The large fully fitted kitchen has French door access to the rear patio for al-fresco dining on balmy evenings. The whole of the house is beautifully furnished and decorated in a modern contemporary style and, moreover, conveniently situated only 5 minutes walk from Pwllheli beach, a few hundred yards from the golf course and half a mile from the marina, leisure centre and town. Pwllheli is is the main market town for the Llyn Peninsula and has a variety of shops, supermarkets, restaurants and pubs with a large weekly market. Haven water park (5 mls), horse riding (3 mls), Abersoch for beach, surfing, sailing and great restaurants and bars (5 mls), the Ffestiniog and Welsh Highland railways start from Porthmadog (15 mls), Criccieth castle and beach (10 mls), Portmeirion 'Italian' village (17 mls), Beddgelert and Snowdon (23 mls).
The house is on 3 levels: ground, 1st and 2nd floor.

This house has 3 BEDROOMS:
Bedroom 1 (1st Floor):
The master bedroom has a Double bed with en-suite BATHROOM/WC with shower over the bath.
Bedroom 2 (1st Floor): Twin bedroom with en-suite SHOWER ROOM/WC,
Bedroom 3 (Ground Floor): Twin room on the ground floor with en-suite BATHROOM/WC with shower over the bath. Following the publication of new Fire Safety Guidance, an updated Fire Risk Assessment in September 2023 has identified that escape from the downstairs bedroom could become blocked due to fire/smoke. A new escape window has been installed.

KITCHEN/DINER (Ground Floor): Modern fitted kitchen with halogen hob and oven, fridge, freezer, microwave, dishwasher, washing machine and tumble dryer. Dining area with LCD TV with French windows to the patio area.

LOUNGE (2nd Floor): This room has two leather settees, 42" plasma TV with Freeview with DVD player and patio doors to the large balcony with wide ranging beach sea and coastal views.

BALCONY (2nd Floor): The lounge has a balcony with sea views, 6 outside chairs and a wooden table which guests can take out onto the balcony as shown in the photos.

PATIO AREA: There is a patio area next to the shared driveway, this area is open to the driveway and the shared back garden.

PARKING: There is a shared driveway with space for guests to park 2 cars.

SHARED BACK GARDEN: Guests are able to access the shared back garden by going up 8 steps and a further 3 steps, the back garden is the same level as the 1st floor and has a wooden gate which leads to the footpath for the beach.

CENTRAL HEATING and ELECTRICITY inclusive. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons.

PETS: Maximum 2 pets.

EP 09 Jul 2022: 4.2 Stars "Lovely Stay. You can't fault the location if your a beach lover or the views. The house itself is comfortable with everything you could want, they even provide washing powder, dish washer tabs etc, so really thoughtful.
The town itself unfortunately hasn't got alot to offer in the way of pubs and restaurants, but there's plenty a close drive away. The owners were on the end of the phone if required but also leave you too it.
Overall we had a lovely time."

I hate to leave a negative review because I know how hard owners work to promote their properties but just what is “dog friendly”. The Gorselands is a lovely property in a good location but although advertised as dog friendly dogs are only allowed on the ground floor and certainly not on the beds or furniture “because dog hairs get everywhere“ The Gorselands is a 3 story house and the ground floor is a kitchen with adjoining bedroom so the dogs had to stay in the kitchen to obey the rules. During our stay some days were torrential rain which meant the dogs should be shut in the kitchen all day while we relaxed in the top floor lounge, NO WAY! within half an hour the dogs were winging and barking to be with us, one of our dogs has separation anxiety and normally follows me everywhere so I’m sure it felt as though it was being punished. We paid £1300 which included paying for 2 dogs, not sure it cost twice as much to clean up after 2 dogs. Surely dog friendly properties should be exactly that, the rules are unacceptable for dog lovers."

Access to the ground floor via a upvc door to the hall and stairs or french doors to the kitchen. There is a twin bedroom with ensuite bathroom on the ground floor level accessed from the kitchen. Flight of stairs to 1st floor with hand rail on left hand side ascending. 2 bedrooms on the 1st floor. One with bath and one with shower cubicle. Another flight of stairs to the 2nd floor which is the lounge and balcony. Parking on gravelled surface to the rear of the property. Shared with the owner who uses the attached property as their holiday home.

Following the publication of new Fire Safety Guidance, an updated Fire Risk Assessment in September 2023 has identified that escape from the downstairs bedroom could become blocked due to fire/smoke. A new escape window has been installed.
