This villa has captivating estuary views throughout with a large private balcony; the perfect spot to sit back, relax and enjoy watching the tide as it merges with the sea; the wading birds, seals and steam trains go by - so bring your binoculars! The open plan living room is spacious and very comfortably furnished. Both it and the kitchen occupy the whole of the 1st floor with patio doors that open to the balcony. The two cosy bedrooms and newly fitted shower room are on the ground floor. The Ffestiniog & Welsh Highland Railways steam train station in Porthmadog is only a few minutes' walk away. From here you can take a steam train on the world's oldest narrow-gauge railway through the Snowdonia National Park. Porthmadog with its shops, cafes, pubs and restaurants is an excellent central location to explore North Wales, Llyn Peninsula and Snowdonia. The closest beaches are beautiful Borth-y-Gest beach (1.3 miles) and the popular 2 mile long sandy beach of Black Rock Sands (3.2 miles). The famous Italian inspired village of Portmeirion is a great place to visit and the place to go for fine dining (2.8 miles). If you wish to go back in time and explore the history of the area, then visiting Criccieth Castle (5.5 miles) and Harlech Castle (9.3 miles) would be perfect for you. The popular mountain resort of Beddgelert (8.1 miles) has great places to eat and a path next to the river Glaslyn for an easy riverside walk suitable for everyone. However, if you are feeling adventurous then why not hike up the biggest mountain in Wales Snowdon on the Rhyd Ddu Path (11.7 miles from the property). This villa with its picturesque views and central location makes a great base for a relaxing holiday or an active holiday exploring North Wales.

LIVING ROOM - Lounge area: Estuary views and patio doors to a balcony. TV & DVD player (1st Floor). The ship type ladder from the balcony should only be used in emergencies, and that in the event of a fire blocking the normal exit route then Guests may need to use the ship type ladder.
KITCHEN: Modern fitted kitchen with built-in electric oven/microwave and ceramic hob, fridge and dishwasher . (1st Floor).
DINING AREA: The dining area is next to the kitchen with a dining table and has bench seating and 2 additional chairs (1st Floor).
SHOWER ROOM/WC: Shower cubicle with heated towel rail (Ground floor).
HEATING: Programmable electric panel heaters and night storage heaters.
ELECTRICITY: Included. PLEASE NOTE that electricity is included only for the facilities provided at the property. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons. Closest charging point is at Porthmadog Tesco car park.
PARKING: Allocated parking for 1 car. Spare spaces for a 2nd car on first come first served basis on the town side of the harbour.

Main areas were well presented but crockery and cookware was unclean, cutlery drawer and other areas needed cleaning. We bought cleaning products and cleaned and bleached them ourselves. Happy to provide photos. Stains on mats/ carpets were also cleaned by us. Most cleaning material containers were empty on arrival and only 2 dishwasher tablets provided. Bedding supplied was poor quality, garish pink and incorrect size for a king size bed. Using Covid as a reason to not supply towels is no longer valid, they were provided in the 3 other holiday cottages we have used around GB this year. Letting agent disappointed - we had to chase them for admin and key code prior to arrival. Also their office ( just across the road from the let) was closed four successive days with note on door saying ‘ring us upstairs for attention’.. - but phone not answered. - We gave up" Thanks for the Review, which gets passed on to the Property Owner for their attention. This property is normally in a very clean condition - from past Reviews. Covid (and Guidelines) and the Health & Safety at Work Act are still with us and it up to each Property Owner and Letting Agent to carry out heir own Risk Assessments. Many Deputies are unwilling to provide towels and deal with Guests used towels - many are very busy on Change-Over days dealing with a number of properties - we are all trying our best - which also includes advertising in the first place that towels are not provided. We have added to the Description about limited hanging space in the second bedroom. Yes, we do ask people to contact us before their holiday to get the up to date Keysafe Code and deal with the Good Housekeeping Deposit. The note on our door asks delivery men to ring us upstairs - we don't want them just leaving parcels in our unmanned "Reception Area" - we also sometimes get deliveries that aren't for us. The office has been manned normally all year - 9 to 5pm Monday to Friday, 10am to 6 pm on Saturdays. If we are all busy on phones then sometimes they might not be answered - but would then bounce to a mobile phone and then a message would be left or we would have a Register of a missed call - which we would ring back.

The second bedroom has almost no hanging storage but fine for a child. Very well equipped with cleaning products and cooking items. Would happily stay again."

Porthmadog has all shops required, 2 bakers, 2 butchers, greengrocer, fishmonger, brewery shop, Tesco and other small grocery shops. It is also only a couple of minutes walk to the heritage railway station with options for scenic steam train rides. What is not to love - see you next year (can you please arrange for us to have the same sunshine all week). REMEMBER TO BRING YOUR OWN TOWELS"

Access Statement

Parking is within 15ft of the front door. There is one step into the property. The two bedrooms and shower room/wc are on the ground floor. Both bedrooms are quite spacious. Although the shower cubicle is large the shower room itself is compact - no room for a wheel chair. There is a approx 5 inch step up to the shower cubicle and no grab handle. There is a double dog leg stair case to the first floor where the open plan living room is. There is a bannister on the right hand side as you ascend the stairs. The stairs open straight into the kitchen area, there is no stair gate and it is not considered suitable for small children. Patio doors open onto the large balcony where there are patio furniture.

The ship type ladder from the balcony should only be used in emergencies, and that in the event of a fire blocking the normal exit route then Guests may need to use the ship type ladder.

A perfect apartment with all expected facilities with uninterrupted views overlooking the Porthmadog estuary and the Ffestiniog Railway running along the Cob. The only downside for us was the expected cleaning requirements on departure. We are respectful and aware of not leaving a holiday accommodation in any condition that we wouldn’t wish to find it ourselves but surely within the cost allowance is made for professional cleaners to attend.

Another wonderful week at Summer Breeze. The weather was lovely which added to the experience. However, the location is great and the views are ever changing and wonderful. Ideal for 2 people. Great local food shops and of course the railway station. We had drinks at Spooners. Only 20 minutes walk to the national rail station with access to many places.
