One of a pair of farm cottages retaining some of their 300 yr old character with beamed ceilings and thick stone walls providing a characterful and comfortable family holiday home near the village of Llanbedr, 3ml from Harlech. The large open plan living room is very homely and functional. The cottage is surrounded by open countryside with the heather carpeted Snowdonia mountains, with the 'Wales Coastal Path' running past the front door. The sea and beautiful sandy beaches of Cardigan Bay are all within striking distance. The nearest beach is at Mochras (Shell Island) just 1 mile away. The pretty riverside village of Llanbedr (1/2ml) is within walking distance for a few shops, inn and a wonderful choice of hotels (all with bar and restaurant). Harlech and its castle are close by. Barmouth fishing harbour and town is 7ml and has a lot of antique and craft shops; Porthmadog town is famous for the Ffestiniog Railway, Portmeirion village and Traeth Morfa Bychan (Black Rock Sands).

2 BEDROOMS: 1 Double bedroom and 1 bedroom with child sized bunk beds (Bunk beds not suitable for adults, suitable for most teenagers up to 16 years old.). In the unlikely event of a fire in the kitchen/living room area, the 2 bedrooms could be cut off from one another, and it may be necessary to use the windows in the two ground floor bedrooms as an escape route. The openings are approx 36cm wide by 76cm high, and 90 cm off the ground - see photos.
BATHROOM: Bath and WC downstairs. Shower over bath
KITCHEN: Open plan diner and living room, farmhouse kitchen with electric cooker, fridge, microwave, toaster ,TV, DVD and Freeview.
LOUNGE: Upstairs with settee and picture window with views towards the sea and TV, DVD & Freeview. The previous sofa bed is now not available.
GARDEN: Shared enclosed courtyard (own picnic table) and an elevated patio area with picnic bench, shared between all our guests, is the perfect spot to relax, with brilliant sunset views out to the sea and over towards the Llŷn Peninsula.
LAUNDRY ROOM: Shared laundry room with property ref. 4060.
PARKING: Ample parking. The photos show the concrete area which guests can park up to 2 cars. However, there are extra parking for another 6 cars on grass which can be requested from the owner of the cottages. This extra area is on a '1st come 1st served basis'.
HEATING: Oil central heating.
ELECTRICITY & OIL: Included. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons.
PETS: 2 dogs allowed. Note that properties 4058 & 4060 share a courtyard. Extra £20 per dog.
INTERNET: Yes - Wi-Fi speed of 9 Mbps in the Living Room and the Internet is available in all rooms.
BED LINEN: Yes
TOWELS: Yes, provided for indoor use only
COT: Travel cot can be provided but no bedding included - Guests need to make a request for the Travel Cot.
HIGH CHAIR: Can be provided - Guests need to make a request for the High Chair.
WELCOME PACK: Tea, coffee, sugar, milk and biscuits.

EXTRA: This cottage can sleep 4 guests (not including cots) in total, with a maximum of 2 adults because the bunk beds in Bedroom 2 are 2ft 6in wide and not suitable for adults or large teenagers.

EXTRA: “For larger parties this cottage can be booked with the Old Byre Cottage (4060) next door or the Farmhouse (4043), all on the same site.
