Guests are overjoyed with the location of this private quayside development, five minutes walk from the town centre and the famous Ffestiniog Railway steam train station. It's a rather special villa with westerly views across the harbour mouth and Ballast island. The living room, which includes a new galley kitchen, and twin bedroom occupy the whole of the 1st floor; an additional two bedrooms and shower room are on the ground floor. All bedrooms have the same waterside view. Enjoy peaceful scenes from the balcony as the cormorant waits for a passing meal, swallows skim across the water and the grey mullet just below the surface makes ripples on the calm water. Just the place to relax and sit with a pair of binoculars. This is a good central location for a holiday property in North Wales. Easy access to sandy beaches at Borth y Gest 15 min walk and Morfa Bychan's Black Rock Sands (2 mls). Snowdon and the pretty village of Beddgelert are 7 miles. Portmeirion village, prestigious hotel and gardens are 2 miles. Criccieth, Caernarfon, Harlech are just a few of the castles in the area.

3 BEDROOMS: 1 King-size bedroom and 1 Single bedroom on the ground floor and 1 Twin bedroom with two single beds situated just off the lounge, on the first floor. Bed linen & towels provided.
SHOWER ROOM: Shower cubicle, hand wash basin and WC on ground floor.
SEPARATE WC and HAND WASHBASIN: ground floor.
LIVING ROOM: includes LOUNGE/DINING area, on the first floor, with water and island views, 32" flatscreen TV (Smart TV with Netflix etc), and doors leading onto a large balcony with seating. The ship type ladder should only be used in emergencies - such as a fire downstairs blocking the normal exit route.
KITCHEN: Fitted modern galley kitchen with electric hob and oven, fridge/freezer, dishwasher and microwave.
PARKING: Allocated parking for 1 cars.
HEATING: Electric heating in all rooms.
ELECTRICITY: Included. PLEASE NOTE that electricity is included only for the facilities provided at the property. Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons. Closest charging point is at Porthmadog Tesco car park.

GW (October 2023): 4.8 STARS "This is our 2nd time at sailing house. A group of us get together for bygones weekend every year and our usual place wasn't available. This is always an excellent 2nd choice. The rooms are spacial and well laid out. My only issue and this is for every place I stay is there never any sharp knives for cooking. Also on this occasion we had no TV as the signal was non existent but we put that down to the incredible weather we had. That problem has now been resolved.

Balcony furniture, chair broken,other furniture in poor condition,STS offered to replace chair.Plug in shower broken,reported to STS.Four bath towels,and two hand towels in two bathrooms,is not enough,need hand towel each." This property hires hotel style towels for guests and we have requested the laundry company to now give us 1 bath towels & 1 hand towel per guest, 1 hotel style bath mat for the Shower Room and 2 Tea Towels for the Kitchen.
KW (August 2023): 4.7 STARS "A lovely holiday home with beautiful views. We absolutely loved our week in Porthmadog at Sailing Home. The house has beautiful views over the estuary and you can spend hours just sitting on the balcony watching cormorants, egrets, herons, gulls, ducks and swallows and boat traffic. The sounds of the nearby steam railway also adds to the charm. The house is very comfortable, with lovely sesaside decor and extremely well equipped. From comfortable beds, binoculars, books and games to beach mats, spades and crabbing lines, everything has been thought of. Porthmadog high street is a few minutes walk. Lots of crafty shops, cafes, bakers, takeaways and large Tesco a 15min walk or few minute drive. A great base to explore the Llyn peninsular and surrounding area. Our favourite beach was at Harlech 20mins away and we loved seeing the Ospreys at a local reserve. Lots of local historic castles Caernarvon particularly impressive."

These things do happen and it didn't upset me. Parking for the house was outside the front door. The location and views were superb. I really enjoyed walking to the beach where I was able to swim on a daily basis. The walk took me 35 minutes each way, however, the views were spectacular so it was enjoyable in its own right. Great local walks from the door and lovely views from the balcony. Generally very comfortable accommodation although a better shower and cubicle size would be better especially when 5 people are staying. CS (June 2023): Excellent "Porthmadog beats the med! We have just been fortunate enough to have two weeks of almost constant sunshine in North Wales which enhanced our enjoyment of our holiday but even if the weather had been rainy Sailing Home was the perfect place to stay. A lot of thought has gone into every aspect of the apartment from two loos to kitchen equipment to cushions and everything in between. The only thing I would mention is that there is a higher than usual step into the shower, this caused me some problems but wouldn’t affect anyone able bodied. The other great plus is that Porthmadog itself seems to have recovered from Covid restrictions, there are lots of great places to eat and watch the world go by and, of course, all the attractions of the area to visit"
HW (April 2023): Excellent "Wonderful Holiday apartment. Another fantastic week in Sailing Home. Great views of the estuary from the balcony, just watching the world go by with a glass of wine. Although without cushions the rattan patio seats get uncomfortable after a while. Shops, pubs & bars are a few minutes walk away, whilst Spooners bar/resturant is even closer, perfect for watching the trains go by. The apartment is always spotlessly clean. The house felt like a well loved holiday home, not filled with hand me down furniture and the like. Everything was to hand and obviously a lot of thought had gone into the decoration and furnishing . It is a beautiful, bright apartment, very well equipped with everything that you could need. Comfortable, cosy and superbly located with stunning views over the harbour. The balcony gets the Sun in the late afternoon and early evening, so it is beautiful to sit out in the evening. Right next to the Ffestiniog Railway and the best crabbing spots. This duplex villa is situated on the harbour side of South Snowdon Wharf. It is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate.
The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Further parking is available a further 100yds away.
Access to the villa is up one small step into the hall area. The front door is 82cm wide. The master bedroom, single bedroom and shower room can all be found on this level. The shower is enclosed in a corner unit with a central opening door. There is excellent storage on the ground floor with both bedrooms having fitted wardrobes.
The main living area is accessed via the stairs which have two 90 degree returns. On the first floor you will find the living/ dining area /fitted kitchen. The third (twin) bedroom leads off this living room. The living area has a colour television with built-in DVD player and freeview with a remote control.
The balcony is accessible from the living area through bi-fold patio doors over a small step/lip. For safety purposes, the balcony railings have been completely enclosed with clear perspex. The ship type ladder should only be used in emergencies - such as a fire downstairs blocking the normal exit route.
There is good lighting in all the rooms with the light switches at a height of about 120 cms and wall sockets at 25 cms. The bedrooms all have bedside lights. The door widths are 74 cms to the bedrooms and 66 cms to the shower room. The sockets in the kitchen are at worktop level. There is an outside light. There is no phone.

The views are stunning, the house is comfortable, (just two of us) well equipped and well located. It's possibly a little small, but having stayed on South Snowdon Wharf previously we knew what to expect. We found lots to do in the area, plan to return in the future and would not hesitate to recommend Sailing Home. Its unusual nowadays for towels not to be supplied and we would hope the owners consider providing them.
