The villa is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate.
The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Further parking is available a further 100yds away.
Access to the villa is up one small step into a compact hall area. The master bedroom, twin bedroom and bathroom can all be found on this level. There is good lighting in all the rooms.
There is a narrow carpeted staircase from the hall which has a 180 degree turn. This leads to the living area incorporation the kitchen.
The living area has a flat screen freeview colour television and DVD. All of which have remote controls.
The balcony is accessible from the living area throughout a sliding patio door, over a small step. The balcony wraps aroung 2 sides and only has two railings. One at 110cm height and the other at 40cm height. There is no infill in between and the access to the ships ladder is also open - howver, a gate will be installed in March 2024. It conforms with building regulations of the time but it is not considered safe for children under 7 years old. The surface of the balcony is on 2 levels. Concrete and slatted wood with a step.
The ship type ladder should only be used in emergencies - such as a fire downstairs blocking the normal exit route.

The shower was electric and had leakage, so the pressure was very low
My husband and I wanted a property with waterfront views for one week to recharge our batteries. This duplex has superb views of Porthmadog harbour . Being an end property you get views from every window. The duplex had everything you need. It was warm and you could get extra boost from the fire in the living room . Cooker was easy to use . Hot water for showers just needed 10 minutes to heat upon. I wasn’t sure what I needed to take , and was very pleased with starter pack dishwasher tablets , washing up liquid and tea towels . (There was also full washing up liquid on the sink) UHT milk in the fridge . Few tea bags and sachets of coffee for arrival. Lots of hand soap and toilet roll . Very nicely presented and clean . Parking for one car directly at door . Easy to understand instructions on key safe . Porthmadog itself is a lovely town . Lots of places to eat. spooners at the top of the harbour by the station a short walk . Did breakfast 9.00am onwards. Out of season for train service , but there was a shuttle to Minffordd (Portmerion) was £2 per adult return . We also ate at “The Port “ cafe very reasonably price and very very tasty. Lots of supermarket nearby. We had day trips to Pwllheli , Criccieth and Aberdaron. Llanberis and Caernarfon.
Location of apartment fab with excellent views. However it needs sone updating especially the bathroom and it was not very clean. I have sent my views to STS already. However we had a lovely week anyway. Weather was good. This is our second time at Island Views.
This is a wonderful location with views out to sea and the harbour. The beds are very comfortable, WiFi was good. Comfortable lounge. Eclectic mix of cooking utensils and equipment. Plenty of crockery and glassware although the brandy glasses were on the small side! The cooker was modern and easy to use but it had a downside in that the knob for the grill and small upper oven was missing (we discovered it the back of the work service, obviously broken). We reported this to STS but, as they thought, there was no time for a replacement to be found during our stay. Only other negative was the kitchen fan which could do with an overhaul. As the review title implies, it was raining quite a lot but we were always warm and dry and enjoying the view. Great holiday.
This is our 6th visit to this property, excellent location to chill out..
Property could do with updating especially the fridge freezer.
Hoping to return again next year.
Stunning position,very spacious,but tired and needs some TLC,decorating! No bread board,rectified by STS.No chopping boards,no sharps knives,did request! Shame ,as over many years have stayed in many properties on The Wharf ,and this could be the best!

Great location with loverly views of the estuary & mountains due to the large two sided balcony. It is a short walk from Spooners pub/restaurant, ideal for watching the trains with a refreshing drink. Accommodation is clean & comfortable. The kitchen would benefit from greater range of cooking utensils including larger cooking knives & larger chopping boards.
TV is streaming services only, no freeview.
Front door has clear glass window, be careful if using the bathroom from 2nd bedroom at night, you don't want to frighten the wildlife!
Property is not suitable for children as the balcony is completely open and not enclosed with perspex sheets as other properties have done.
This holiday home is in an excellent location with lovely views of the harbour. It is quiet and peaceful but just a few minutes walk to the high street. The accommodation is bright, comfortable and clean. We would happily stay here again
Excellent stay again only fault was with television which kept being faulty reported it on Monday they said it was the aerial lead & would sort it out and nobody came or got in touch as we had no signal all week we managed to watch tax occasionally & the leads were left out of the cover on the wall
We spent Christmas here and it was excellent. The property is well equipped, modern and warm - very important in December.
There was a Christmas tree and goodies which made all the difference to our stay.
The weather was mixed but we could sit in comfort and enjoy the views (double aspect windows) and watch the weather nd tide change.
It was only a few minutes walk into Porthmadog to restaurants, pubs and shops.
Just back from Portmadoc. Our eighth stay on Soith Snowdon Wharf/ the fifth time in Island views. We were doubtful about time of year but apart from a few showers we had brilliant sunshine every day which made it ideal for browsing the many shops on high street.
Our only downside was TV reception in evenings
( Limited to just 2 channels) and even these channels kept Pixelating )
The apartment really needs a better television to access WiFi including Netflix. This would not be a major outlay considering the apartment is rented out for most of the year. ( this is just a personal opinion
Taken all round we had a great stay , as usual and are already looking at dates for next year.
In lovely position with attractive interior but not suitable for elderly because of shower and stairs. High stools for dining not too comfortable.
Cozy and Excellent views overlooking the Estuary and Harbour. Bathroom needs abit of a Revamp though.
Island Views does not disappoint. The views are quite stunning from the wraparound balcony whether out to sea or across the harbour towards town.
Another excellent stay in Island views, our 5th time there and booking again for next year.
Clean and comfortable with generally everything there for a self catering holiday.
A great property in a superb spot. Everything we needed and lovely and clean. We hope to book again.
