A very comfortable and convenient ground floor flat in the historic stone built foundry offices, Plas Ynys Tywyn, just over the bridge from the harbour in Porthmadog. All the rooms are spacious and on the ground floor with private parking close to the front door making access easier. There is a large lawned garden and shared parking area outside which can be enclosed if the main gate is closed. Steam trains pass the short walk to the water front and lovely walks. Situated on Madog street which is just off the high street, it is very convenient to Porthmadog's good variety of shops and eating places. Porthmadog is a good central location for the mountains of Snowdonia and the sandy beaches of Cardigan Bay. Snowdon and Beddgelert are 7 miles inland and the beautiful stretch of sandy beach at Black Rock Sands is 2mls. Portmeirion village is just 2mls across the causeway for a relaxing day out and Criccieth town and castle just 5mls.

2 BEDROOMS: 1 large bedroom with a Kingsize bed and en suite shower room and WC and 1 double bedroom. Single bed in an rarely used corridor off the lounge, if required - this facility is better described verbally! Bed linen included, please bring your own towels, or available to hire by arrangement. Cot available on request.

GARDEN: Large open plan lawned garden with furniture. Grounds can be enclosed if the gates are closed. They normally are in the evenings.

Easy walking distance to the Ffestiniog Railway Station, the Harbour and the High Street with it's many shops and several good places to eat. The flat is all on one level and if sharing with friends the two main bedrooms are spaced well apart. Car parking is just outside of the property door and Gwen from STS Holidays can be easily contacted should you need help"

The garden flat is in an ideal location for travelling on the heritage railways, being in easy walking distance of the town and all it offers. The flat is spacious and car parking is welcome. It has such potential to be lovely holiday accommodation especially for the less mobile guests, but unfortunately, it is need of a total refurbishment as well as requiring a thorough cleaning. The furniture is dated and some broken, the bathrooms need a good cleaning to get rid of mould as one example. The information folder lacks sufficient detail as would be expected such as local GP/hospital, etc although this may be available but unable to locate. The notices on walls are scruffy and why is it necessary to pay for towels? Having stayed din many self catering places, we've never been asked to do this and it can't be related to Covid now. Being so critical doesn't sit well with us but on this occasion, we felt it essential to raise these points so the company/owner can address the poor standards" Thanks for your Feedback. The Property Owner responds: "Thanks for the review. I spoke to you on a number of occasions during your stay and you ensured me that everything was fine. We are sorry you did not like our e gomme retro furniture, Duresta 3 piece suite. They are as photographed on a the website We could only find one item of furniture that they had broken - decorative rail to a bed. The antique mahogany bed stead was repaired last year, but I’ll replace that as soon as possible now it’s come away again. I always offer guests towels, but most prefer to take their own. I don’t take payment for them. This year we carpeted the single bedroom, replayed the central heating pipes and put new flooring in the lounge. Lynn always gives the showers a good clean, but we will look into freshening up the silicon seal."

So it is very comfortable and we came back twice a year it is like being at home. The property is situated in the middle of the town so park your car up. There are good places to eat and drink eg The Port cafe is homemade fresh food with takeaway option including sliced ham. The Ship pub is the place to go for dinner and Sunday Roast. So it is ideal for holiday away. What more could you need"

MB 22 Apr 2022: Excellent"Wonderful holidays for disabled / family holidays. Have been staying here for many years ! It is ideal for disabled people as it is all on the same level has two showers and a bath. Also ideal for family’s as it has a large garden with a train [Emoji Removed] at the bottom which goes to Caernarfon often. The property is fully equipped with all you need for a wonderful stay. There is ample car parking. The town is just outside the gate so no driving if you don’t want too. So if you want to get away this is the property for you. The owners are always available for to help out wether it be where to go or any problems."

Perfectly placed with beautiful views and lots to do. It was lovely to sit outside in the sunshine and watch the steam train. ACCESS STATEMENT & FIRE EXITS

All rooms are on the ground floor and all doors are of standard width except the back door which is narrower. The main access is through the back door, which is close to the car park. Access to the front communal door (shared with the flat above) is down 3 steps from the pavement on Madog street.

Parking is available 3 meters from the back (kitchen) door. The parking surface is compacted slate. The path to the kitchen door is slate crazy paving style with a wooden decking over it which can be removed. Access to the kitchen is via a slightly narrow door which is 28.5" wide (3" narrower than standard), There is one small step up of 10cm (3") onto a slate step and then a further step of 10cm (4") over a storm guard into the kitchen. (With the decking in place the difference in height is less, only1" to the slate step and 4" over the storm guard.

The kitchen is (75" wide), has work tops at (36" height), the floor surface is wood effect lino.

From the kitchen, door access to the lounge/diner is (37.5" wide) which is very spacious, has a wood effect lino floor covering.

From the lounge there is access to bedroom 2 with a door way 31" wide. Double room and carpeted. Note that in the event of a fire and the lounge being blocked by fire/smoke, then you will need to exit via the window (425m wide and 900mm high opening, bottom of opening 900mm above floor level). Note that if the lounge is blocked, then you cannot expect help from others from inside the flat.

From the lounge there is access to bedroom 1 carpeted with en-suite shower room which has a doorway (31" wide), lino floor, and recessed shower cubicle with a step up of 9" to the 90 cm wide x115 cm long cm shower cubicle. Note that in the event of a fire and the lounge being blocked by fire/smoke, then you will need to exit via the window (1,150mm wide and 800mm high opening, bottom of opening 500mm above floor level). Note that if the lounge is blocked, then you cannot expect help from others from inside the flat.

From the lounge/diner there is access to a storage area (or compact 3rd single bedroom on request) with a door width (31" wide). From here there is a door to a communal hallway and to the External door to the front of the property. Floor covering in this storage area is ceramic tiles. Note that in the event of a fire and the lounge being blocked by fire/smoke, then you cannot expect help from others from inside the flat, then you will need to exit via the front door onto Madog Street. You need to open 2 doors (thumb latches to be installed shortly).

Access to the bathroom is from the storage area (or compact 3rd single bedroom), with door width (31" width) suite consists of a cast iron bath, WC, hand wash basin and corner quadrant shower cubicle (70 cm x 70 cm) with a step up of 18cm (6") to the shower cubicle. The flooring is ceramic tiles. If required there is a removable aid that will fit around the wc to give 2 handles.

There are 3 slate steps down from the pavement on Madog Street to the front door of Plas Ynys Tywyn which is another entrance.

Wheelchairs: I have a 26" wide manual wheelchair and apart from the weather guard at the front door which I needed some help to get over I could manage all the rooms in the wheelchair. It was a bit tight between the bottom of the bed and chest of drawers in the master bedroom, the bed in the second bedroom would need to be moved against the wall for me to be able to go down the side of it (that would just mean moving the bedside cabinet). There is just about enough room in the bathroom to turn the wheelchair around (no problem in the en-suite). There are no specific handles to help. We have suction ones but these are not weight bearing. We now have a removable frame that fits around the toilet that gives weight bearing handles on either side. If you need more info please ask.

In the event of a power failure, emergency torches in the bedrooms will come on automatically. Take these with you, if you need to escape at night.

This is our second visit. The location is great with the Welsh Highland Railway running passed the bottom of the garden! The flat is excellent. Well planned and furnished. Very comfortable. Hope to come again

Have been staying here for many years ! It is ideal for disabled people as it is all on the same level has two showers and a bath. Also ideal for family’s as it has a large garden with a train at the bottom which goes to Caernarfon often. The property is fully equipped with all you need for a wonderful stay. There is ample car parking. The town is just outside the gate so no driving if you don’t want too. So if you want to get away this is the property for you. The owners are always available for to help out wether it be where to go or any problems.
