Superb location between Shell Island and the village of Llanbedr. Close to sandy beaches and Snowdonia mountains, 3ml south of Harlech, in mellow surroundings in the Snowdonia National Park. The farmhouse has thick stone walls, undulating floors and windows of the period that enjoys a secluded rural setting with its own sunny garden enclosed by a traditional stone wall. Ideal for a larger family or one group. With central heating, it offers an excellent base for enjoying Snowdonia, especially the Roman Steps and Rhinogau mountains during any season. Easy 15 minute walk along the river to the pretty village of Llanbedr, Shell Island (access at low tide), beaches and the scenic Cambrian Coast railway, with the 'Wales Coastal Path' running past the front door. Ideal location for a family holiday with plenty of attractions and activities in the area. Barmouth harbour 7ml. Harlech castle and beach 3ml. Shop/Inn less than a mile, and there is a wonderful choice of three hotels in the village, all with bar and restaurant.

Bedroom 1 (1st Floor): Double bedroom with Front Garden Views.
Bedroom 2 (1st Floor): Double bedroom with a cot, guests will need to bring their own bed linen for the cot.
Bedroom 3 (1st Floor): Two single beds with Front Garden Views.
Bedroom 4 (1st Floor): One Single bed with Front Garden Views.
Bedroom 5 (1st Floor): One Single bed.
Bedroom 6 (1st Floor): Bunk bed room - This child sized 2ft 6 bunk beds, with limited headroom, are not suitable for adults, suitable for most teenagers up to 16 years old.
Towels and bed linen are included.
BATHROOM: Shower and WC upstairs; bath and WC plus shower room and separate WC downstairs.
KITCHEN: Large farmhouse dining kitchen including feature inglenook with large range-style electric cooker, fridge, microwave, dishwasher, washing machine, tumble dryer and small TV, DVD, Freeview.
LOUNGE: Electric fire and small TV, DVD, Freeview.
SITTING ROOM: Electric fire and small TV, DVD, Freeview.
GARDEN: Enclosed front garden lawns with furniture and separate orchard. Elevated patio area (shared between all our guests)
PARKING: Ample parking. The photos show the concrete area which guests can park up to 2 cars. However, there are extra parking for another 6 cars on grass which can be requested from the owner of the Farmhouse. This extra area is on a '1st come 1st served basis'.
HEATING: Central heating.
ELECTRICITY & HEATING: Included. Charging of Electric Vehicles is Prohibited due to the risk of fire and electrocution.
PETS: Maximum 3 dogs. Extra £20 per dog.
LINEN: Yes.
TOWELS: Yes. (Provided for indoor use only).
WiFi: Yes. Router has a booster. Access to most of the house but as it's a rural connection, it's not high speed and is slower when multiple devices are connected.
COT: Fixed cot in one double bedroom and a travel cot can be provided; cot bedding not included - Guests must make a request for the Travel Cot.
WELCOME PACK: Tea, coffee, sugar, milk and biscuits.
HIGH CHAIR: Yes - Guests must make a request for the High Chair.
EXTRA: This farmhouse sleeps 10 guests (not including cots) with a maximum of 8 adults (because the bunk beds in Bedroom 6 are 2ft 6in wide and not suitable for adults or big teenagers).
EXTRA: The owner of this house will not accept bookings longer then 21 days.
EXTRA: The layout of the stairs is unsuitable for a stairgate, and there are stone floors with internal steps, so additional supervision of small children is required.

MS (June 2023): 4.5 STARS "Excellent farmhouse holiday. The farmhouse and its owners (local) were all excellent. Well-equipped, spotlessly clean and perfect location for us. The administration and organisation of booking and payment arrangements by STS were poor with the same excuse being used repetitively and having to be progress-chased by me, the customer." Following the Booking being placed, and before any payments being received, we had to change our Booking Software System - this caused some unexpected problems with some Bookings not getting the confirmation of Bookings. This particular problem cannot recur again. We apologise for the inconvenience it has caused resulting in the Customer having to ring us for the e-mail confirmations.
