This spacious duplex apartment is situated above the pretty cobbled 'Pencei' quay-side in Porthmadog, overlooking the harbour, the estuary and enjoys a panorama of the Snowdonia mountains. Suitable for mixed adult groups wanting to explore, or take part in activities in the area. Comfortably furnished with a spacious living room on one floor and two bedrooms and a bathroom on the first floor. From the main living area the harbour and the splendid Snowdonia mountains can be viewed uninterrupted from the balcony. Only a few minutes walk is the High Street with plenty of shops and restaurants, playground and the Ffestiniog Railway station with steam train rides up the valley. A 15 minute walk (or 4 minutes by car) takes you to the bay and coves at Borth y Gest village. Black Rock Sands (2ml) is an excellent 3ml stretch of sandy beach with sand dunes where you can park on the beach. Portmeirion village and gardens (2ml), Snowdon/Beddgelert village (7ml), Betws y Coed (25ml). Suitable for a range of adult groups wanting to explore or take part in a variety of activities in the area.

2 BEDROOMS: Bedroom 1: Master bedroom with a double bed a single bed, this room has harbour and mountains views (3rd Floor). Bedroom 2: Two single beds (3rd Floor).
Bed linen and towels provided (No cot and high chair are available at this property).
BATHROOM/WC: Shower over the bath and hand wash basin (2nd Floor).
LIVING ROOM: Corner sofa with Freeview TV with DVD and there is a small table and 4 chairs, this room has harbour and mountains views (2nd Floor).
BALCONY: In the Living Room there are the French doors to small glass infill balcony with table and chairs for 2 persons (not suitable for very young children).
KITCHEN AREA: Modern fitted kitchen with electric oven and gas hob, fridge with a small freezer draw, microwave, cafetiere, washer-dryer machine, small folding table and 4 folding chairs (2nd Floor).
PARKING: There is free Street parking on the right hand side of the road.
HEATING: Gas central heating. Timed Central heating in all the rooms for this building. It comes on in the morning for a few hours and in the evening automatically so you don't have to do anything.
ELECTRICITY & GAS: Included. Charging of electric vehicles is PROHIBITED for fire and electrocution safety reasons.
Wi-Fi: Yes, included.
PETS: up to 2 dogs welcomed at this apartment at a £20 Pet Charge per dog.
BEDLINEN: Yes.

EXTRA: For visitors with very young children and who find stairs difficult, please note that the building dates from around 1890 and is NOT suitable for anyone with impaired mobility and guests with young children due to the steep, narrow stairs and the balcony. Please refer to the Access Statement for more information. EXTRA: There is a communal hall way shared with another flat and our reference 1126a Captain's Jacks' which can be booked separately.

Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of preparing the property for the next guest's full enjoyment. Both the Glaslyn estuary & Snowdon can be seen. I would have no hesitation in recommending a stay in the apartment. The stairs are a little steep & it’s an uphill walk from the town, so maybe not suitable for anyone with mobility issues"

Lots of cutlery, pots and pans. We were 3 adults so didn't feel crowded. We were also helped by the weather being bright and sunny (30 degree). Con- TV didn't work (not much of a disadvg if the weather is so good)." We have passed on the comment about the TV to the property owner. We ask that all faults are reported ASAP so that they can be rectified. With TVs it is normally a simple problem or if necessary, we can buy a new TV.

Sadly not very clean on our arrival, we had to wash all cutlery, dinnerware and cooking equipment before using it. Pretty disappointing when we left the flat much cleaner than we arrived, especially with the current situation with covid." Comments passed on to Property Owner's Deputy, note that they should have checked that the previous customer had cleaned these items properly. We are sorry that this happened. However, we know they are very busy with more than 1 property to attend to and with all the extra Covid precautions and sanitising.
S Family (June 2021): "Gorgeous little apartment in Porthmadog. Perfect location for the harbour and town. The little balcony made the experience as it truly felt as though we were on holiday! We enjoyed breakfast out there - and a few glasses of wine in the evening! Apartment is on a hill or up some steep steps (hence the great views) so those with less mobility may struggle. No designated parking - but there was no problem parking on the road outside. Apartment has all you need and was very clean and tidy. Comfy sofa and beds. Shower is a mixer - which took a bit of getting used to - but once we mastered it, it was lovely and warm and powerful. Would happily stay here again. Thoroughly enjoyed our stay in beautiful north Wales. Diolch."

Due to the age, structure and location of the building, no additional modifications can be made to meet the owner's duties under the Equality Act 2010 (incorporating the Disability Discrimination Act 1995).

Features of the Property;

Building: Renovated, magnolia painted, 4 storey, Victorian mid-terrace house with address sign and key lock boxes to the left of the main door.

Access to the front door via raised slate step which leads to a communal hall way and a locked door to the apartment. There are narrow carpeted stairs up to the first floor level where the apartment occupies the entire first and second floors of the building The flooring in the main areas are carpeted, with cushioned lino in the kitchen area and tiled in the bathroom. Living room, dining area, kitchen, WC bathroom and balcony on the 1st floor and the bedrooms on the second (Attic) floor. There are sloping ceilings on this floor. (There are no handles on the bath).

Location: Situated on a straight section of 'No Through Access' road on a gradient. There is good visibility up and down the road for crossing and a 30mph speed limit in operation. The property is within a Conservation area and parking is on the road opposite along the entire the row of terraces and beyond in both directions additional parking on the quayside carpark.

Front main entrance (roadside): Over slabbed pavement with curb which runs from the
boundary edge of end terrace property to boundary edge of the top terrace property directly across the main entrance of the building. Access to the Apartment is through the large, main entrance door into the hallway (coir & carpet) and then up a narrow flight of stairs to the locked door to the flat.
