An impressive former mill, a detached building with exposed stone walls and low beams idyllically situated alongside the river Llyfni on the edge of the quiet seaside village of Pontllyfni, world famous for seatrout fishing. Also available is Salmon, Brown and Rainbow trout on 40 miles of rivers and/or 6 lakes! The large spacious lounge on the first floor is full of character, the original beams display 18th century carved graffiti and a large wood burning stove ensures a wonderful warm fire. French doors from the lounge open out onto a large balcony above the river where there is furniture to enjoy the countryside and distant sea views. Particular attention has been afforded to the property being suitable for the less mobile - the bedrooms, bathroom and shower room are all on ground floor along with the kitchen and dining hall, only the lounge is up a wide open staircase. The grounds around the mill are enclosed except for only a chain alongside the river boundary, so not suitable for young children. The quiet beach is only a 10 minute walk down river; seals and dolphins are often seen along the coast here as is the rare Chough crow. The hills behind the mill are a web of country lanes for cycling and footpaths through natural countryside. Snowdonia is 5mls inland through dramatic scenery of lakes and mountains. Local attractions include Caernarfon castle (9 ml), Snowdon and the mountain railway at Llanberis (15 ml), pony trekking (5 ml).
2 x weekly Fishing Permits are included with this property for FREE! Normally priced at £170 for 2 people for a week. Permits include fishing on 6 lakes and 40 miles of rivers! Excellent fly fishing for salmon September/October - 31st October on River Seiont. Fly fishing lessons by arrangement with owner.

3 BEDROOMS: 1 King-size bedroom, 2 Twin bedrooms with two 3 ft single beds that can be pushed together by the Visitors (but please put them back where they were at the end of the holiday); all downstairs. Bed linen provided. Please bring your own towels & tea towels. To hire towels, please request at time of booking. Each of the bedrooms have their own door, with thumb latch, giving them exit directly to the courtyard.One of the bedrooms, is on the opposite side of the building from the other 2 bedrooms.
BATHROOM/WC: Bathroom with a shower over the bath and WC, downstairs.
SHOWER ROOM: With hand wash basin downstairs (There is a shower chair in the corridor next to the Shower Room so that guests can take it into the shower if they need it).
SEPARATE: WC with hand wash basin, downstairs.
KITCHEN with electric hob and oven, fridge, freezer, microwave, dishwasher, auto dryer. Kettle, teapot and coffee cafetiere - please bring your own coffee, tea, sugar milk, etc.
DINING HALL with dining table and chairs, sitting area and an open staircase to minstrel gallery and lounge above.
LOUNGE: Upstairs lounge with open fire in wood-burning stove (Starter pack of logs and fire lighters included - please bring your own matches), 50" Smart TV with Freesat and DVD, exposed beams and balcony overlooking the river Llyfni.
ELECTRICITY & CENTRAL HEATING: Charging of Electric Vehicles is PROHIBITED due to electrocution and fire safety reasons.
GROUNDS: Large riverside patios to rear with furniture. There is only a rope barrier on the river border. We do not consider this property to be suitable to unsupervised young children.
PARKING: Ample parking for 4 cars.
PETS: 1 small dog. Please state the breed of dog at time of booking. Extra £20 per dog.

"Character property in a great spot. The mill is in a great location for visits to all of the Llyn peninsula and Menai area. We found it to be comfortable and well equipped if a little dark ( not surprising for a converted mill). The inclusion of the fishing passes made us wish we could fish. P (August 2024): "The cottage is in a great location for all to do something. Even though the weather wasn’t the best we got out and enjoyed fishing on the river and taking the dogs out. All in all the property is welcoming and warm. Shame we had some of the worst winds of the year but apart from the shutters rattling we all slept well and enjoyed the cottage and surrounding area. Will be back"
JD (July 2023): 4.2 STARS "Suggestion to improve: Plastic disposable cups in Bath room not glass or China as slate floors. Even some of the basics salt pepper etc, on hand when you get there. Having used other holiday companies they provide tea coffee milk bread butter condiments cheese and sweet biscuits .you have paid for them in the price but when get there you have something. Just a suggestion ,I am sure some will disagree , but after travelling its nice to get there unload chill before you need to shop" Thanks for the Feedback - which are always passed on to the Property Owner. All our properties are Accredited with Visit Wales - and Welcome Packs are not a requirement. However, we do know that many people expect them as they have ad them at other properties. We do encourage Owners to provide a Welcome Pack, but many choose not to - as either it is deemed by them not to be practicable and that they believe that Guests prefer to have a lower rental (especially in this time with a "Cost Of Living Crisis". Please check before Booking, or Arrival, if a Welcome pack is important to you.
DC (June 2023): 4.2 STARS "Constructive criticism- Minor issues. All very easy to fix. This property was rated 4* by the rental site. I have stayed in similar rated properties around the UK, and they all provided a small "welcome" gift, e.g. a pint of milk. a packet of biscuits, tea bags... something!. This property did not even supply a washing up brush or sponge. I know most of the building is very old and next to a river in the country, but I would suggest the owners have not visited the property for some while, or this was the first time it had been opened since the winter . Every room had several spiders. The master bedroom, had damp behind the bed head and wardrobe and it had more cobwebs than an Indiana Jones movie. The Shower head in that end of the property was not serviceable. The shower head holder was held (in reverse--- screw sticking out) by a hair band. If I had bought my tool box with me I would have fixed it for them, but I didn't believe I would need one in a 4* property. We also could find no way of drying our clothes (it does rain in Wales occasionally). Minor issues all very easy to fix. Having said all that, North Wales is amazing and the property is very conveniently located for both the Llyn Peninsula and Snowdonia" Thanks for the Feedback - which are always passed on to the Property Owners for their consideration.

It's A Very relaxing place to stay, the river close by is lovely to sit and watch the heron fishing. It is a very artistic house, beautiful brickwork, floors, doors, lovely curtains, great outdoor sitting area by the river. The kitchen is one of the best holiday kitchens we've had, plenty of everything, especially glasses! It was wonderful having two showers and two toilets. Whoever designed the alterations should be very proud for creating such a comfortable, convenient and beautiful residence"
MB (August 2022): 4.3 STARS "Lovely location, comfortable and relaxing property. Cannot fault the location. We really enjoyed relaxing on the balcony by the river each evening and Pontllyfni was a great base to explore North wales. The house had just about all we needed for the week, and the neighbours were friendly and gave us plenty of advice on the local area. We also enjoyed the local wildlife with a variety of birds and bats. As a lasting souvenir of the village, my in-laws even adopted a kitten from one of the local houses which certainly made the journey home more eventful​!"
AB (August 2022): 5 STARS "A fabulous cottage in a great location for exploring north Wales and the Llyn. A really good set up for a multi-generational family group. It is nice to have a kitchen stocked with bough crockery and glassware for 6, and plenty of comfy seating. Inevitably the thing you need to know is what is missing. Disappointing that there is no barbecue provided, we have come to expect at least a charcoal barbecue with holiday lets. We have a portable bbq we could have brought with us but really expected there would be one - crying out for a bbq or on the patio by the river! By not providing a simple kettle barbecue you run the risk of guests buying and using disposable barbecues which then damage the ground or furniture if people are still enough to put them where they shouldn’t. Also annoying that no dishwasher tablets provided - one a day would suffice. Likewise annoying and silly not to provide washing up liquid and sponges, scourers etc. These little touches make a difference and are things that should be provided really. We also bought some kitchen tongs and donated them. A great stay. We loved it." When we came out of the first Lockdown, we were all advised to remove items such as dishwasher tablets due to the threat of transmission. Note that Covid is still with us. However, we wil ask the Property Owner to see if they wish to revise their Covid Risk Assessment.
RH 30 Jul 2022: 4.7 STARS "Lovely house in a peaceful location. River Edge Mill is in a peaceful location next to a bubbling river. Good sized and comfortable living room on the upper floor and, when the weather was good, very pleasant to sit out on the balcony. Kitchen has everything you need and all three bedrooms are kept cool by being on the ground floor. Great location as it is within easy reach of a nice beach, several castles and interesting pre-historic archaeology."

ACCESS STATEMENT

All bedrooms, bathrooms, kitchen and dinging hall are on the ground floor with a ramp to two bedrooms, Shower and WC Room.

The king-size bedroom and a Twin bedroom are next to each other next to the Shower Room (no toilet in this room) and WC Room. The third bedroom (Twin bedroom) is at the other end of the building next to its own bathroom.

Between one bedroom and dining hall and another step up from the dining hall to the other 2 bedrooms. The lounge is up an open tread staircase of 15 steps with a platform after 10 steps with doors to a balcony. The lounge is open plan to the stairs with exposed beams some of which are just over 5' high. Parking is to the side of the building and the patio to the rear is not enclosed and has the river running by the edge of the patio.

Each of the bedrooms have their own door, with thumb latch, giving them exit directly to the courtyard.One of the bedrooms, is on the opposite side of the building from the other 2 bedrooms.

This was our 6th time staying at River Edge Mill and we absolutely love it. We call it our second home as we look forward to coming back every year and would live there if we could. It’s a sigh of relief for our family when we pull up outside the property, we know we are somewhere we adore. The only negative we ever have is the day we come home because it means we have to leave and the week passes by so fast. Situated in a beautiful area, close to the beach. The views from the balcony are stunning. Even on rainy days that may mean you stay indoors for a few hours, you really don’t mind because the property is just so beautiful and full of character. Mr Hughes is very helpful to deal with should you have any questions. The neighbours are also wonderful and will help you with any questions about the local area, we always look forward to catching up with them too! Can’t recommend it enough. Lots of stunning beaches around, plenty of fishing too. We cannot wait to return next year!
