This attractive ground floor estuary-side flat occupies a prime position on South Snowdon Wharf, Porthmadog. It is furnished to a high standard throughout and has the most tranquil of southerly views of the estuary, Ffestiniog & Welsh Highland railway and Snowdonia mountains from the living room and one bedroom. Excellent position for bird watching or train spotting whilst relaxing. Easy walking to the town for shops, restaurants, cafes and leisure centre. The Ffestiniog Railway station is just around the corner for a slow scenic ride up the Snowdonia valley. This is a good central location for a family holiday property in North Wales. Easy access to sandy beaches at Borth y Gest, 15 min walk and the golden beaches of Black Rock Sands are only around the headland (2 mls by car). Snowdon and the pretty village of Beddgelert is 7 miles, Portmeirion village, prestigious hotel and gardens are 2 miles away. Cricieth, Caernarfon and Harlech are just a few of the castles in the area.

2 BEDROOMS: 1 Double bedroom, 1 bedroom with either one single bed or two single beds (if extra floor space is required please request the single bed to be put away at time of booking). Bed linen & towels area provided. Note that in the event of a fire in the lounge/kitchen/diner, then the bedrooms could be cut-off from one another and that the occupants in the bedroom with the two single beds may have to escape via the window. The window has a clear opening of 1030mm wide by 400mm high. the height of the start of the clear opening above the floor level is 1140mm, however, anyone escaping would stand on the bed, resulting in about 600mm from bed to start of the clear opening. The ladder on the outside is over 500mm away from the window and does not obstruct an escape.

LOUNGE/DINER/KITCHEN: Estuary views, patio doors, comfy seating with Freeview TV & DVD. Fold away dining table and chairs. Galley kitchen with modern units, electric cooker, fridge, freezer and microwave.

"A very restful stay. I stayed for a few days with my young son. He said it was the most comfortable bed he had ever slept in. Mine was comfortable too. The flat has everything you need and is in a great location - easy walk into town or the beach. It is very small so might not be great for 4 adults, but was just right for us. We were there for the steam trains, which are just round the corner and there are lots of things to do nearby. My only complaint was all the knives are blunt - so bring your own and the information folder in the flat could do with updating. Reps. attentive as was Caretaker but problem unresolved when we checked out." Thanks for the Review. We were notified of the problem with the electric immersion heater on the Friday. Someone from STS and an electrician went there that day. However, it needed a plumber to obtain and replace a failed part - this unfortunately takes time and was not resolved until after the Guests left on the Sunday. The immersion heater provides hot water to the sinks and the electric shower was not effected.

We, as the Property Owner's Agent, arranged for their Deputy to return to the property to attend to the cleanliness issue. We were rated 2 Stars for Cleanliness (fair enough if there was an issue). However we were also rated 2 Stars for Customer Service (which we think is unfair as we arranged as soon as we could for the Property Owner's Deputy to return to the property) and 2 Stars for Value for Money (which we also think is not fair as they only paid £31,42 per person per night for 3 nights over the (Spring Bank Holiday Weekend).

After reading recent reviews we were apprehensive about what we would find but these comments have obviously been noted and acted on because the flat was bright, clean, tidy and welcoming. There were a few small things that would be easy fixes and would make a big difference - the bathroom floor is badly stained and not pleasant, it needs replacing or at the least a really good clean; the sofa is serviceable but along with the carpets and cushions could do with a deep clean, there is a strong aroma of dirt and age plus animals, the whiff was overpowering at times; a new vacuum cleaner, it hadn't been emptied for a very long time, we emptied it but it still just pushed the dirt around. Apart from these minor niggles the flat was everything we needed for a pleasant and comfortable stay. And last but by no means least, the best bit of the flat by far is the wonderful view. CS 02 Jul 2022: 3.7 STARS "Perfect position, slightly imperfect flat. This flat is in a perfect position. The views over the Harlech are stunning and the convenience of being so near the town of Porthmadog it’s great. It is let down by a number of small things which could be easily improved. The furnishings are tired although acceptable. Likewise, the kitchen equipment. Some of the mugs were so stained that I just threw them away and replaced them, hidden areas needed a deeper clean for instance the dehumidifier needed to be emptied and the filter needed to be hoovered. The cutlery drawer under the container for the cutlery was grubby. The window in the small bedroom couldn’t be opened, we didn’t get round to reporting this as unfortunately we had to leave early because of illness. However the flat itself is a dated, bathroom lino needed replacing as all yellow around the toilet area. We had to clean the patio windows when we got there to be able to see the lovely view. bedrooms and kitchen well equipt. Access Statement

This is a ground floor apartment with the front door situated approx. 20 yards away from the allocated car parking space. Whilst the accommodation is all level throughout there is one step at the front door (and also at the patio door) and this coupled with restricted width would not prove suitable for wheelchair users.

All rooms open off a hallway which runs left to right inside the front door, except for the twin bedroom which is off the lounge.

The bedrooms have bedside lights in addition to the main ceiling light and power points at skirting board level. The shower room has wash basin, WC and an electric shower in a shower cubicle.

The sitting room has additional lighting, TV and DVD with remote controls. In the galley kitchen points are at working top level.

Heating is by way of night storage and electric heaters.

The location was great. We have stayed in two other apartments in the past along the estuary side, but this apartment was a disappointment. The main problems were in the double bedroom (we didn't use the second bedroom). There were no curtains, just a blind that didn't fit allowing light to flood into the bedroom and being on the ground floor people walking by could see in through the gaps. There was mould on the wall behind the bed and also dust and cobwebs complete with spider. The carpet was dirty (also in the hall). The shower room had a very noisy faulty extractor fan, the MDF toilet seat was chipped. The door could not be opened fully and banged into the toilet seat (obviously nothing could be done about this). We decided to inform STS of the problems and the agent came round quickly and sorted the blind, the mould/dust and the toilet seat was replaced. The fan was oiled but became noisy again quite quickly. The other problems which couldn't be resolved straight away were in the living room. The settee springs/foam was worn out and uncomfortable, the numbers on the temperature control on the cooker had worn off completely. Although we wouldn't stay in this apartment again, we would use STS again as they responded quickly and have always been efficient with regards to our bookings.
