A Grade II* listed 500yr old stone farmhouse and cottage full of rustic charm on the slopes of Manod mountain, 2 miles from Llan Ffestiniog, along half a mile of mountain trackway with 3 gates. A seriously 'away-from-it-all' location for country lovers who want to walk into the hills and just lose themselves in the myriad of footpaths and discover 'Wild Wales'!
Divided into two units which can accommodate up to 7/8 guests. Both parts have an interesting open-plan layout with access to galleried bedrooms from the living room. They have a distinctive high-vaulted and heavily beamed roof space, contemporary fitted kitchen and between them there are two bathrooms. There is direct access to the shared utility room from the cottage. Magnificent unspoiled views of southern Snowdonia from the doorstep and views down the valley towards Porthmadog on the coast. There is a community run inn and shop in the village serving great ales and good food, Blaenau Ffestiniog (5 miles) has the Ffestiniog Railway station, Zip Wire and Bounce Below, small super market, cinema and shops. The wonderful Black Rock Sands (12 miles) is the closest sandy beach, where you can drive straight onto the 3 miles of sands and dunes, or discover the sandy coves at Borth y Gest village. If you can tempt yourself off the mountain then be sure to visit Harlech Castle (14 miles), Swallow Falls and Betws y Coed (15 miles) in the Conwy valley, Coed y Brenin mountain bike centre (16 miles) and Llanberis at the foot of Snowdon (30 miles).
If you need more space, 100m away is property ref 5152, which accommodates 2/3 people.

In the Farmhouse:

1 downstairs Twin bedroom with 2 single beds, 1 open plan galleried bedroom above the lounge with 1 King-sized bed; a Single bed; arm chairs and wood burning stove. Bed linen and towels and hairdryer are provided. 
COT: Available on request.
BATHROOM/WC with electric shower over the bath (downstairs).
KITCHEN: Fitted kitchen with integrated hob, oven, fridge, dishwasher and microwave.
LOUNGE/DINER: Comfy seating comprising settee and giant cuddle chair; dining table, large inglenook fireplace with wood burner and TV/DVD/radio/CD player.
HEATING: wall mounted motion sensor intelligent electric heaters throughout the property; two log burners; and additional oil filled plug in radiators available on request.

In the Cottage, next door:
1 MEZZANINE BEDROOM
with a Double bed (access up steep ship's ladder with a hand rail on both sides). Bed linen and towels and hair dryer are provided. 
SHOWER ROOM/WC with electric shower (downstairs).
LIVING ROOM includes a KITCHEN AREA: Fitted kitchen with integrated hob, oven, fridge and microwave, dishwasher. Table and chairs.
LOUNGE AREA:
Comfy bed-settee and cuddle chair, wood burner and TV/DVD/radio/CD player.
HEATING: wall mounted motion sensor intelligent electric heaters throughout the property; one log burner; and additional oil filled plug in radiators available on request.
UTILITY ROOM: Direct access to the shared utility room with use of washing machine, tumble dryer, ironing board, drying racks and freezer, log store, garden furniture, cleaning materials, and beach toys.
GROUNDS: Natural grounds with a small stream to the rear of the grounds and remnants of stone walls. Young children must be supervised at all times.
PARKING: Ample parking for up to 4 cars
ELECTRICITY & HEATING included. Logs and kindling are available at £6 each per bag. Please check availability.
PETS: We welcome well behaved pets that are not tempted by sheep which graze up to the front door. Dogs must be controlled at all times.
WATER: The cottage has its own supply of mountain spring water which is filtered and UV treated.
PLEASE NOTE: You are a good 15 minutes drive away from civilisation. Take everything you need for the first day. Warm clothes and sturdy boots are essential here.
WIFI: There is currently no wifi connection. You can get a really good 4G signal via EE in all the properties. 
Electric vehicle charging point is available at the property.
ACCESS: The mountain track has reeds growing in the centre, there are 6 gates up to the property which must be closed after you. The narrowest gate is 2.3m, which is wide enough for a normal car (Honda CRV, Ford Focus and Vauxhall Corsa all OK). Link to a video of the track is in ACCESS tab.

 April to October: It is recommended to come in a 4x4, but our cars and the owner's saloon have made it everytime with care.

October to April: You MUST come in a 4x4 as we cannot guarantee the weather or that you will make it up there.

Mini-break rules at this cottage: A minibreak is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will accept mini-breaks.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. A rustic 500 year old listed farmhouse and cottage at the foot of Manod Mountain with big stone walls, small windows, exposed roof trusses. Access is up a 1/2ml track through fields with gates that will need opening and closing. Not for the faint hearted. Unique!

Access from cark park is on uneven ground. There is a twin bedroom and bathroom on the ground floor of the Farmhouse and a bathroom and bed settee on the ground floor of the cottage. ACcess to the other bedrooms are up ships ladders or open tred stairs. Not suitable for anyone with mobility issues.
