6This large family accommodation is located on Garth Road, a quiet no-through residential road above Porthmadog marina with a roadway/footpath to the village of Borth y Gest and the beach. All front rooms of this 3 storey house have fantastic uninterrupted views across the Glaslyn estuary to a panorama of sea and mountain scenery. It is a 10 min. walk from the house to the historic quayside at Porthmadog, a little further on to the shops, cafes, restaurants, Ffestiniog and Welsh Highland Railway steam train station, and museums. The bay and coves at Borth y Gest are 15 mins walk from the house, Black Rock Sands and Portmeirion village and gardens are just 2ml, and majestic Snowdon mountainand Beddgelert (7ml). This is a good central location for family get togethers in a large holiday property in North Wales.
This reduced rent is available outside of school holidays.

Mini-break rules for this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This cottage does not allow mini-break anytime of the year for BV6. However, you can book whole cottage (1122) 33 days before the start date of the holiday.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.
The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement
The house is situated on a hill accessible by foot either up a slope or by way of 83 steps from the harbour. There is usually on street parking outside the house for one car. The house has 9 steps up from the road and there are no handrails adjacent to the Front Door. The house is on three stories with no lavatories on the ground floor. Once on the ground floor there is no steps to enter the Lounge, Dining Room or Kitchen (The oven is on an upright unit). The starcase from the ground floor to the 1st Floor has 18 steps which takes you 180 degree around to the 1st floor.
Once on the 1st floor there is no step to enter Double Bedroom, Single Bedroom, Drawing Room, Bathroom & WC. First floor Bathroom has a bath with overhead shower and there are no handrails on the bath. The starcase from the 1st Floor to the 2nd Floor has 14 steps which takes you 180 degree around to the 2st Floor.
Once on the 2nd floor there is no step to enter the Kingsize bedroom, 2 Twin Bedrooms (each have two single beds) and Shower Room. The walk in shower cubicle is on the second floor.
All electrical sockets are ten inches above floor level.
Lounge (Ground Floor) & Drawing Room (1st Floor) have a good reading light.
Access to bins is by way of six steps down and four up in the back yard.
All interior doors have original period doorknobs.
