This is a lovely spacious converted chapel above the Menai Straits and Irish Sea, on the edge of the North Wales coastal village of Penmaenmawr with tantalising views of Anglesey, Puffin Island and Llandudno. Comfortably prepared, it is a lovely location for a family get together with plenty of room to spread around in little snugs or the large upstairs living area, along with plenty of bathrooms and bedrooms on the ground floor. Within walking distance to the sandy beach, shops, pub and restaurants; it is 5 miles to Conwy and Conwy Castle and 11 miles from the small city of Bangor. Anglesey is just across the water to enjoy Beaumaris castle, Red Wharf Bay, Sea Zoo and even day trips to Dublin are possible. Nearby is a great nature reserve, Bodnant Gardens and the hills and mountains of Snowdonia. Above the village is the Wales Coastal Footpath passing Neolithic quarries, stone circles and a spur of the path is the Roman road to the Conwy valley. Train station and A55 expressway are also close by.

One bathroom with a jacuzzi bath and one shower room on the ground floor, as well as the en-suite and a separate WC in the utility room. There is also a separate WC upstairs, in the open living area.
2 KITCHENS: One is downstairs; a large kitchen with a range cooker, 5 ring gas and electric hob, double oven, microwave, fridge/freezer and dishwasher. There is a second COFFEE KITCHEN upstairs, just off the lounge area; a basic kitchen with cooker, microwave, fridge with a small dining table with chairs in the lounge area just through the door.
DINING AREA: Downstairs, just by the kitchen with two large tables and chairs (seating for 10).
UTILITY ROOM: Washing machine, tumble dryer & WC.
LOUNGE AREA: Upstairs is a large room with feature windows overlooking the sea and Anglesey, with ample comfortable seating, Sky TV with DVD.
OPEN LIVING AREA: Upstairs is a large area with variety of comfy seating, dining table, office area and a TV.
SITTING ROOMS: There are two sitting areas downstairs; the first is just through the front door, with the second just around the corner.
GARDEN: Large grounds - at the front is the parking area and grass with a seating area. At the back is a grassy area with decking that looks over the sea.
PARKING: 3-6 cars.
PETS: Maximum of 2 dogs. Pet charge is £20 per pet.

Mini-break Rules for this Cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This property owner will only accept mini-breaks at medium notice of 14 - 21 days between Easter and Thanksgiving. Outside of this time mini-breaks are bookable 56 days before the holiday.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. Private parking to the front with 5 easy rise steps up to the front door with a central handrail. All bedrooms and bathrooms (except shower room) are on the ground floor. There are two steps up to the kitchen level and cloak room at the back of the property. The garden is on seperate levels to the house.  There is a 3rd side entrance on the right hand side of the building which availds so many steps. There is one step up into the  building, 1 step down into the kitchen level and then 2 steps with a handle down into the dining room. This level is now the same for all the bedrooms and bathrooms/shower rooms that are down stairs.
