This original mill cottage near Maentwrog is situated next to a waterfall and stream on the Porthmadog road and only 5 miles from Blaenau Ffestiniog, the home of Zip World: Titan & Bounce Below. Originally part of the Tan y Bwlch Country estate it is now a 'quaint' little stone cottage near the Oakley Arms just over half a mile village from the conservation village of Maentwrog. The cottage is circa 1780 has been traditionally prepared with slate flooring and exposed ceiling beams throughout the ground floor and a quirky wooden staircase to the first floor. The lounge which has a wood-burning stove for cosy nights is a couple of steps lower than the dining room and kitchen. Upstairs there is both a bathroom and a shower room and two bedrooms. It is attached to the original mill alongside the A487. Attractive valley views can be appreciated from the raised patio where there is some garden furniture. Maentwrog village situated on the edge of the river Dwyryd. The village of Maentwrog has a mythological past; it is mentioned in the 'Mabinogion' (a book filled with traditional Welsh stories). You can judge for yourself whether the stories are true but the stone (in Welsh, 'Maen') thrown by the giant 'Twrog' can be seen in the village church grounds. There is a homely village inn on the doorstep and the famous 'Grapes' within walking distance. The woods of Tan y Bwlch are just behind the cottage as is the Ffestiniog Railway steam train station of Tan y Bwlch. Porthmadog town is only 9 miles for shops, restaurant, leisure centre, beaches etc. Harlech (9 mls) for an impressive castle, antique shops and amazing views of Snowdonia. Zip World: Titan is 5 mls up the valley in Blaenau Ffestiniog, Betws y Coed 17 mls for Swallow Falls and the Conwy Valley. National Trust Bodnant Garden, Llandudno (35 mls) and even Chester a quick 2 hrs drive along the express route. A central location with many amenities close by and a local pub for food and drink nearby.
2 BEDROOMS: 1 spacious bedroom with a Kingsize bed, valley and mountian views with night storage heater, 1 small bedroom with a single bed and a 2' 6" bed by arrangement - these beds can not be put together. Linen is provided and the beds are prepared.

LOUNGE: Spacious room with log burning stove, Freeview TV, DVD player, radio and CD player, down 2 steps from dining room.

PATIO: Partly enclosed terraced garden to side with table and chairs under a gazebo. Access to the woods and waterfall from a path behind the property or from the parking bay to the front. Not suitable for unaccompanied young children.
PARKING: Off road parking for 2 cars to the front of the cottage.
OUTHOUSE: Lockable with room to keep bikes and canoes.
HEATING: Night storage heaters in most rooms and others have electric radiators.
ELECTRICITY included. Logs available free of charge from the owner.
PETS: Up to 2 pets. Must be kept on lead.
Cot & High Chair: Not provided although a stair gate is available on request.

The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Arriving by car, you can park right by the front door The kitchen and dining room are on the same level, but there are three steps down into the sitting room. Going upstairs, the stairs are fairly steep and narrow with a turn. The bathroom, shower room and smaller bedroom are on the same level, but the main bedroom is reached by four steps (with a handrail). The garden consists of three terraced areas accessed by slate steps, which can be slippery when wet. There is a grassy area above the patios, reached by steps.
