The Barnowl is a renovated stone property in an elevated position on the slopes below the New Precipice walk, Llanelltyd, 2 miles from Dolgellau. A lovely retreat for two after a day enjoying the mountains, countryside and coast in this special area in Snowdonia with views of Cader Idris mountain from the south facing patio and new sun room. We love the boudoir slipper bath in the bedroom and the wood burner stove in the characterful lounge, which also has exposed beams and stone walls. It's only a short walk to the stone bridge over the river Mawddach as it meanders to Penmaenpool, passing the George III hotel (2.5 miles) to Barmouth (8 miles) beyond. This area is a walker's paradise! Cregennan lakes are a delight. Stylishly furnished this is conveniently location for exploring the Snowdonia National Park and the sandy beaches at Barmouth. Dolgellau is a historic town with great eating places, shops and old inns in narrow streets. Attractions nearby include mountain biking centre (3 miles), Tal y Llyn steam railway (37 miles), Zip World: Titan and Bounce Below in Blaenau Ffestiniog (33 miles). Restaurant in the village of Llanelltyd, inns and restaurants2 miles down the road in Dolgellau and the lovely George III in Penmaenpool.
1 BEDROOM up a narrow, pine staircase with 10 risers to a galleried crog loft with a Double bed (compact down one side) and boudoir slipper bath. Open to the eaves and limited head room on the edges (middle is 7.5 ft). Bed linen & towels provided. Folding bed for a child available that could be set up in the sun room.
SHOWER ROOM/WC: Shower cubicle, HWB and WC on ground floor
LIVING ROOM: Flatscreen TV with DVD, wood burning stove and comfy seating
SUN ROOM with seating to enjoy the view through the patio doors and windows.
KITCHEN AREA: Situated under the crog loft with an electric induction hob, combination microwave oven and fridge.
UTILITY ROOM with a drinks chiller.
GROUNDS: Private patio to front. Lawn to the side and steps up to large naturalised wooded grounds to the forest above. Not completely enclosed. Swing seat on the lawn and patio set on the patio. Access up random easy rise natural stone and slate steps to the property through the owner's garden - about 48 in total.
HEATING: Woodburner stove in the lounge, heated towel rail in the shower room(?), electric heater in bedroom.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. Access to the Barn's front door:
Ample parking area in a Cul de Sac with a tarmac surface. 8 steps up to the 1st gate which is shared with the owner's property. A second gate ino the garden and a further 40 random steps to the Barn. The steps are slate 'crazy-paving' style of varying heights of 5- 10 inches randomly weaving through the garden.
The slate patio is by the front door, from the patio there are 2 little steps up into the Barn (1 and 2 inches high.) The front door is wider then normal and with a height of 5 foot and 8 inches.
There are wooden floors on the ground floor. 1 step down of 6 inches from the living room to the Sun room, 1 step up from the living room level to the shower room of 5 inches. From the sun room there are two outdoor steps between 5 inches and 9 1/2 inches . French doors to the patio from the Sun room.
There are no handrails in the shower cubicle and access through the shower door is 16 inches. The shower cubicle is 37 inches wide.
The Crog Loft Bedroom is up 10 wooden steps (8 inch risers step width 20 inches). The maximum height of the bedroom in the centre of the room is just under 8 foot. There is limited headroom on the sides where the roof slopes down. There is a beam above the taps of the bath and the head of the bed at a height of 3 and a half feet inches. The other beams are above the foot of the bath and above the foot of the bed is 5 and half feet inches. There is a step up of 7 inches from the bedroom floor up through the little door out into the woodland. The bath in the bedroom is 5 feet long.
