Superb location between Shell Island and the village of Llanbedr. Close to sandy beaches and Snowdonia mountains, 3ml south of Harlech, in mellow surroundings in the Snowdonia National Park. The farmhouse has thick stone walls, undulating floors and windows of the period that enjoys a secluded rural setting with its own sunny garden enclosed by a traditional stone wall. Ideal for a larger family or for two families sharing. With central heating it offers an excellent base for enjoying Snowdonia, especially the Roman Steps and Rhinogau mountains during any season. Easy 15 minute walk along the river to the pretty village of Llanbedr, Shell Island (access at low tide), beaches and the scenic Cambrian Coast railway, with the 'Wales Coastal Path' running past the front door. Ideal location for a family holiday with plenty of attractions and activities in the area. Barmouth harbour 7ml. Harlech castle and beach 3ml. Shop/Inn less than a mile.

Mini-break rules: A mini-break is a holiday for less than 7 nights and/or may start on a day which isn't the normal changeover day (Saturday). Out of season (November to end of March), this property will accept mini-breaks 31 days before the start date of the holiday, and within season (April to end of October), within 7 days of the start date of the holiday.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Please feel free to call us to discuss your requirements.

 

Access Statement 

Please contact us when making your booking to discuss any concerns or special requirements and we will provide any detailed information you need and make any arrangements we can to assist you. 

There is ample car parking on site, close to the accommodation. If your party will be bringing more than two cars, or if you require a wide or long parking space, please let us know so that we can advise you where best to park. We will do our utmost to accommodate boats, trailers, bikes etc securely and again it helps if you let us know about these before arrival. 

The grounds include a small orchard, shared by all our guests, which has a narrow and sloping entrance. 
Llanbedr railway station is conveniently close for guests travelling by public transport. It is a "request stop", so please inform the conductor/driver if you wish to stop at this station. If you are waiting to catch the train, make yourself clearly visible to the driver as your train approaches. Llanbedr village is on the bus route between Porthmadog and Barmouth.

Llanbedr village is within walking distance, with shops, post office, pubs, restaurant etc, and the road has no gradients.   Please note that there is no pavement for part of the way up to the village.

Our caretakers, Mr and Mrs Jones, will gladly assist with luggage, bed making etc if required.  Grocery deliveries can be arranged in advance of your stay.

Most of the beds are on the firm side, having pine bases, but there are some single divans.  Pillows and duvets are man-made fabrics.  It you have a particular requirement for soft or hard mattress or require special allergy-free bedding please let us know.
Televisions etc have remote controls which are checked regularly, but should a battery be flat please let us know. Televisions have teletext but we do not currently offer internet access. The nearest pay phone is in the village opposite the Victoria Inn.  Mobile phone reception is generally acceptable in the area.

There are no downstairs bedrooms in the farmhouse, but we do have a bathroom, shower room and toilet downstairs. There is a bathroom with toilet upstairs. The car parking spaces for the farmhouse are a short walk along the lane, and we normally keep the area immediately outside the front garden clear of cars, however there is a space here that can be used for unpacking etc.  The path to the front door is uneven in places, but there are no steep steps. The path to the back door is uneven also, with a step of 160 mm.

There is a step up onto the front lawn (200mm), and a flight of 7 steep steps (approx 200mm each) with banister providing access to the sloping rear garden. The 400 year old house was built over a period of years on several levels, so there are internal steps on the ground floor - three steps of 100, 100 and 170 mm from the kitchen into back corridor leading to bathrooms and back door; two awkward steps of 130mm from the kitchen to the front part of the house.

There are some narrow doors and passages, the minimum door width being 510mm.  Light switches are at 1400mm height throughout.
