A former artist's chalet bungalow on split levels in its own one acre grounds of tall mature trees and rhododendron and mountain river boundary on the edge of this picture postcard village at the foot of Snowdon, 7 miles from Porthmadog. Idyllic, private and peaceful south facing setting with wooded open views beyond the clear waters of the boulder strewn river Nant Colwyn. Fishing rights for guests. The pond and unfenced river could be a hazard to un-supervised young children. The village, hotels, excellent restaurants & shops are a 5 mins. walk, sandy beach at Black Rock Sands 9m through stuning scenery. Portmeirion village and gardens 5 mls for a lovely day out amoungst quirky Italianate architecture in magnificent gardens and superb views, meals at the four star restaurant highly recommended. Porthmadog has steam trains, harbour, leisure centre and maritime museum (7 mls).

PARKING: Off road parking by the main gate 50m from the chalet.
HEATING: Oil central heating.
ELECTRICITY & OIL: Oil central heating and hot water is inclusive. Electricity is paid by meter reading with the first £10 inclusive. 
LOBBY: For the storage of fishing, climbing, golf equipment etc. Steps between rooms.
EXTRA: The chalet is on three levels. The upper level is where the kitchen and bathroom & WC is situated. There are 3 steps down to the lounge level and three more steps down from the lounge to the bedrooms and to the sunroom. If any one in the party has special needs please read the access statement or speak with a member of staff before booking.
PET: Maximum 2 pets. No puppies please.
WiFi: Yes.
EXTRA: EE is the only mobile phone network that will pick up signal in the village. Other networks will pick up signal once outisde of the village.

Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Friday). This property owner will only accept a minimum of a 4 night mini-break at short notice - not more than 21 days before the starting date of the holiday.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Acces Statement

The chalet/bungalow began as an artist's studio in 1926 at the bottom of the garden to the main house. The garden runs alongside the River Colwyn in a steeply sloping rocky valley. The studio was of prefabricated construction built on two levels due to the slope.
In 1950 a brick built bedroom wing was added on a third level when it became a seperate property. Access is now from the opposite end of the site. From the gravel surfaced parking area just inside the entrance gates, there is a 50yds path to the kitchen front door, part tarmaced but made uneven by the roots of the big trees probably not suitable for the elderly or disabled. A substantial part of the garden is semi-wild with unmade sloping paths. However, the old main path is stone paved with steps which can be slippery in the wet. There is a pond, now a bog garden, and numerous drainage ditches. The boulder strewn river bed is wild and unfenced and while the river does not flood, when in spate with the run off from Snowdon, it can be dangerous.
At the kitchen/front door there are two steps up to a level terrace and a step at the threshold. The kitchen and bathroom which opens off at the same level have been recently re-fitted. The bathroom includes a broom cupboard, bath with grab handles, shower over with hinged side screen, small pedestal hand basin and close coupled low level WC.
There are three steps down to the living room from the kitchen. A small study on the same level opens off the living room via a narrow door. The two compact double bedrooms are accessed from the living room via a small lobby with three steps down to two splayed doors.
Bedroom 1 is just large enough to contain a full size double bed with access to bedside tables, dressing table, wardrobe and WC. Bedroom 2 ditto but with compact shower and WC off.
There are three steps down from the living room to a small conservatory with a further three steps down to a paved terrace and lawn looking south over the river.
