Discretely situated down a quiet lane and private drive is this impressive fishing lodge. Hidden behind the quirky castellation frontage is a spacious single storey holiday home with picture windows and patio doors overlooking the river, weir and salmon/trout pool. The capacious lounge and delightful dining room are very comfortably furnished with contemporary furniture. Though partly dating from the 18th century, the house mostly maintains a modern feel, providing a home from home for the more discerning guest. Set in the countryside just a mile outside the harbour town of Caernarfon, it stands apart from its neighbours behind tall walls, surrounded by 1/2 an acre of enclosed land with the river running along one boundary, in a peaceful and seemingly secluded setting. The views of the impressive river Seiont as it meanders through the woodland is a naturalist's delight - otters, herons and goosanders are regular visitors and binoculars are a must. From the doorstep it is possible to walk along the river to Roman Segontium, or through the recreational park opposite and via the excellent cycle path (1/4 mile) to the Welsh Highland Steam Railway station, Caernarfon castle, harbour and the town itself, with its variety of inns, restaurants and shops - all one mile away. Ideally situated for the sandy beach at Dinas Dinlle (6 miles) and only 8 miles from Snowdon. Other local attractions include Gypsy Wood Park, go-karting, golf, horse riding, watersports and climbing centres. Supermarket and takeaway 1/2 mile. The garden immediately surrounding the property is fenced, however unrestricted access to the river means the main garden is not suitable for unsupervised children.

LOUNGE: Superb open plan lounge/diner with spacious lounge area which has a fireplace housing a multifuel/log burning stove, Freesat TV, DVD/CD player and stereo system.
DINING AREA: Dining area with patio doors overlooking the river, leading out to riverside patio and stone BBQ.
GAMES ROOM with snooker/pool table, football game, Freesat TV, stereo DVD/CD player, VCR and multifuel/log burning stove.
PORCH: An internal porch accommodates wet clothing.
FUEL: Electricity and initial supply of logs included. Up to £20 of gas central heating per week included - the gas meter will be read on arrival and departure. Any excess to be paid to the owner on departure.
EXTRA: Travel cot, highchair and wheelchair ramp available on request (please double check cot spec/bedding before arrival).
GROUNDS: Large enclosed floral gardens and patios with furniture surround the property. Lockable shed suitable for storing bicycles and canoes. Seasonal fishing included (Environment Agency rod licence required). Ample parking. There is a wall and hedges/trees dividing the grounds and the road making the property barely visible from the road.
PETS: 1 well-behaved dog welcome, however please note that pets are not allowed in bedrooms or on furniture, and should never be left unattended. Please refer to our Terms and Conditions for full details.
LINEN: Yes - or bring your own duvet covers, sheets and pillowslips in order to save £8 per bed (£16 saving if using only one bed). Cot linen not included.

Mini-break rules: A mini-break is a holiday for less than 7 nights and/or may start on a day which isn't the normal changeover day (Saturday). This property will accept mini-breaks between April and late October at short notice - not more than 14 days before the starting date of the holiday, and 49 days before the start date between November and late March.
Winter Bookings: Please provide a minimum of 7 days notice when booking dates between November and March.

The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. This single storey property is on one level with the exception of a 4"/10cm ridged step leading from the kitchen to the utility room, outer toilet, front and side doors. There is a 4"/10cm step down into the games room. A doorway from the kitchen leads into the open plan dining and sitting area while all internal rooms are all located off a central corridor.
The distance to the house from either of the two main vehicle parking areas is 64'/20m. The top parking area is situated on a gravel driveway, with a sloping concrete path down to the house. The bottom parking area is on concrete hardstanding, and is almost level with the house. Access from both parking areas is through a 39.6"/1m wide gate, via a concrete pathway.
There are a number of entry points, all of which have a single step up into the property. The front door, which leads directly into the utility room, has a step height of 9"/23cm, the side door step is 10"/26cm and the back door has a 12"/30cm step into an internal porch with a further 5"/13cm ridged step from the vestibule.
Wheelchair ramps allowing access via both the back door and the patio door (12"/30cm step) are available on request.
The door widths are 28"/70cm.
The majority of walls, doors and skirting boards are painted in light colours with darker contrasting floors. The kitchen, utility room, en suite and bathroom have light coloured ceramic tiled floors and light walls.
There are dark stained polished wood floors to hallways, dining and sitting areas. The bedrooms and games room are carpeted.
Light switch heights are approximately 55"/140cm and power points are situated at skirting level (10"/26cm).
In the kitchen, the worktop height of the unit incorporating the sink and electric hob is 38"/97cm, with power points at an approximate height of 40"/100cm. The oven, grill, fridge and freezer are all built-in at eye level. The height of the oven handle is 47"/120cm, and the grill handle is 58"/148 cm. Both have drop-down doors. The controls are situated above the grill. Fridge and freezer heights are 67"/170cm (top) - 36"/90cm (bottom).
The shower in the family bathroom has a step-in height of 11"/28cm, and the en suite shower is 6"/15cm. Both have flexible shower heads and there is also a flexible shower attached to the bath tap. Sink and bath taps in both the family bathroom and en-suite have single lever action.
There is ample lighting throughout the house, with standard and table lamps in the dining and sitting areas. Each bed has a bedside table lamp or overhead anglepoise reading light operated by rocker switch. There is an over-mirror light in the en suite bathroom which incorporates an electric shaver point. Outside, motion detecting night lights are located by the parking area at the top of the sloping path leading to the house, and next to the back door.
Non-feather duvets are provided with one feather and one non-feather pillow per bed. Sheets, pillowcases and duvet covers when supplied are 100% Egyptian cotton or polycotton.
TVs, Freesat box, DVD and video players are all operated by remote control. There is no telephone at the property, and basic mobile phone coverage is variable according to network. There is a full signal for T-mobile, Orange and Virgin networks. For O2, Tesco, Vodafone and 3 it may be necessary to go outside or to the end of the road in order to receive a good signal.
Outside bench seating is provided on the level area by the barbeque adjacent to the patio and side doors, and wooden chairs are situated on the pebble path near the back door.
The distance to the nearest bus stop, supermarket and takeaway is 0.5 mile/0.8 km. The L?n Eifion National Cycleway route 8 (Bangor-Porthmadog) and footpath to Caernarfon is 0.4 mile/0.6 km from the house and the town centre is 1 mile/1.6 km away. The nearest rail link is at Bangor, 9.5 miles/15.3 km, from where there is a regular bus service to Caernarfon.
