This cottage is delightful, situated in an elevated location in a select woodland location with lovely views of Snowdonia from the gardens just a few minutes walk down hill from the High Street in Porthmadog. It offers very comfortable and quiet accommodation in a select part just on the edge of the town. The owners have recently completely refurbished this 200yr old stone cottage and have installed all modern conveniences and combined them with antique furniture which complement the age of the cottage. A recent improvement is the 1st floor boudoir in a French style, a bedroom with an ensuite room where there is an impressive claw foot roll top bath. The sun dappled patio to the front of the cottage is available and has tables and chairs for relaxing after a day exploring Snowdonia. Porthmadog is a popular location for enjoying Snowdonia and North Wales being quite central, close to magnificent sandy beaches and the Snowdonia Mountains. Famous local attractions are the Ffestiniog Steam Railway and harbour, the salt marshes for bird watching, Portmeirion village and gardens, Harlech castle and the Snowdonia mountain resort of Beddgelert. Drive to the heart of snowdonia within 30 minutes through unrivalled scenery. Sandy beaches at Black Rock Sands (2 mls), and Cricieth (5 mls)
3 BEDROOMS: One Double bedroom, one twin bedroom (both bedrooms on ground floor). One the first floor there is one Kingsize bedroom and with en-suite boudoir with roll top claw foot bath and hand wash basin (no WC - see 3D tour). Bed linen and towels included. Cot available.

WiFi: No, but plenty of cafes, pubs and restaurants have free WiFi in town, as well as the leisure centre.

- Is it detached? This property is attached at the side to the main house and to the rear to a farmhouse. The owners who own the 'main house' live away ? but may occupy the house in school holidays and weekends. The owners of the farmhouse are on the otherside of the building and have a seperate entrance and it has very thick walls.
- How many WC's? There is a bathroom/WC with an electric shower over the corner bath on the ground floor, another WC with a hand wash basin on the ground floor and an open plan room off the bedroom on the 1st floor with a roll top bath and hand wash basin. That makes 2 WCs on the ground floor.
Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will only accept mini-breaks at short notice - not more than 21 days before the starting date of the holiday.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. The front door to the property is up two 10" steps.
The back door is up one 10" step.
Two of the three bedrooms are on the ground floor with level access.
Other than the stairs to the first floor bedroom there are no internal steps.
There is a bathroom with toilet on the ground floor. The bath has a shower over but must be climbed into for access.
There is also a seperate downstairs toilet.
The extended patio/seating area is level with no steps.
Parking is on gravel ground 10' from the front door.
