A challenging 18 hole golf course (1km), stocked fishing lake, a shop, hotel and fast food restaurant are within walking distance. Sailing, fishing, wind surfing and water sking are allowed off Black RockSands beach. Snowdonia mountains at Beddgelert 9ml, Abersoch and the Lleyn Peninsula 30 mins drive. Porthmadog is a small town with a variety of shops, inns and restaurants, steam train rides and leisure centre 2ml. Cricieth beach & Castle 5ml, Harlech 10ml, Portmeirion 'Italianate' styled village (2ml). Excellent central location for enjoying Snowdonia, North Wales and the Lleyn Peninsula.

If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.
The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. The house has been modernised and refurbished. Parking is available on the drive outside the house. 3 steps up to the house. The property is mainly one level.
At ground floor level is a double bedroom with an ensuite showeroom comprising toilet, sink, and shower with a built in seat.
Bathroom with a stand alone bath and a hand held shower. Low sink- however, the mirror is standard height. WC.
Bedroom 2 also on the same level.
Living room, on the same level large corner sofa. Door leading to kitchen 65cm. Half of the kitchen is on one level with an island in the middle. 2 x 3.5" steps down to 2nd level of the kitchen with a grab handle.
From the kitchen, 1" step up and a 3" step down to the 3rd bedroom. In here there is a patio with 2 doors openning to the the driveway.
From the living room there are a couple of steps down, the top being 6".
Doorways of approx 760mm.
Overall lighting is good with dressing table lights, side lights and centre lights. Light switches are approximately 120 cm height with electric sockets at approximately 45 cm to 70 cm height, except in the kitchen where some are at worktop height.
Outside is a large patio area and a large grass area, which has a table and chairs.
