A country retreat in the Snowdonia National Park, this holiday cottage features a cedar Hot Tub, beaches nearby, mountain and country walks and the Ffestiniog and Wesh Highland Railways close by. Relax and unwind with a stroll to nearby Tremadog (1 mls) with its excellent pubs and restaurants. This quaint 19th century stone cottage provides everything for your perfect holiday. It is available for short breaks and weekly lets throughout the year. Situated on the edge of Penmorfa village, with a secluded garden and fields around. Conservatory and outdoor patio area, perfect for relaxing. The cottage is traditionally and beautifully furnished to a very high standard to ensure your stay is most memorable and enjoyable. The cedar Hot Tub sits inside its own glazed roof summerhouse off the conservatory - you can relax in the hot tub without leaving the house. The lounge has comfortable seating for four, a log burning stove with fireguard, a Smart Bluetooth TV with DVD player, a CD music centre, all to ensure you stay is most enjoyable and comfortable. There is also reading literature and board games to while away the evenings. The traditional kitchen has an electric hob and oven, Belfast sink, dishwasher and fridge with freezer compartment. Your meal times can be enjoyed either in the kitchen, the conservatory or outside on the patio. The cottage has a spacious double bedroom with Kingsize bed and plenty of bedroom storage, and beautiful soft furnishings to compliment. The second bedroom has a comfortable single bed with a pull-out guest bed suitable for a child.
2 BEDROOMS: One Kingsize bedroom, one 3' Single bedroom with a 2' wide 5' 5" pull-out guest bed for a child (max age 12 yrs) available on request. Bed linen & towels provided.
KITCHEN: The traditional kitchen has an electric hob and oven, Belfast sink, dishwasher and fridge with freezer, washing machine, microwave, dining facilities.
LOUNGE: The lounge has comfortable seating for four, a log burning stove with fireguard, and Bluetooth enabled Smart TV, DVD, CD player.
SHOWER ROOM: Electric shower, WC and washbasin on first floor.
WC: Downstairs, off the conservatory.
HOT TUB:The cedar Japanese soaking hot tub sits inside its own glazed roof summerhouse off the conservatory and is available all year.

EXTRA: As stated above, this property is only suitable for a maximum of 3 adults or children, with a small 2' wide, 5' 5" pull-out bed available for an additional child (max age of 12), which is why it is advertised as sleeping 4.

Mini-break rules: A mini-break is a holiday for less than 7 nights and/or may start on a day which isn't the normal changeover day (Saturday). Out of season (November to end of February), this property will accept mini-breaks 56 days before the start date of the holiday, 14-21 days in season (March to end of October).

Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of preparing the property for the next guest's full enjoyment. If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.
The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Situated beside a quiet public country lane on the edge of the village of Penmorfa, nr Porthmadog. Parking for 2 vehicles to the side of the premises.
The main entrance door to the cottage is from the patio decking, approached by 4 steps down from the gravelled parking area to the cottage ground floor level. At the entrance door there is a threshold of 1?.
There is a secondary access door to the kitchen, approached by 5 slate steps from the lane
The cottage is on two levels, ground and first floor. There are 12 stair treads on a straight staircase to the first floor bedrooms and shower room.
The cottage is equipped with a kitchen, living room, conservatory, toilet and tub house on the ground floor, and 2 bedrooms and shower room on the 1st floor.
The shower room is equipped with an electric shower, toilet and hand wash basin.
Stairs are well lit.
There are external lights which illuminate the garden area, steps and parking area.
Outside, the garden is gently sloping. Access is by 2 steps down from the decking. The garden has a small lawn, plant beds, gravelled paths and a greenhouse..
Mobile phones can be accessed at the Cottage.
The cottage is 2 minutes walk from the village centre. Buses run to Porthmadog, Blaenau Ffestiniog & Caernarfon, with connections to Criccieth & Pwlhelli. Trains to Shrewsbury, Aberystwyth & Pwlhelli run from Porthmadog.
