This has proved to be one of the most popular cottages we've been renting out over the years. Guests regularly return to this prestigious family home located on the edge of the Snowdonia National Park, because it's ideal for families seeking peace and quiet in comfortable surroundings. This 200 year old property is tucked away above the village of Penrhyndeudreath, 2 miles from Porthmadog, with the Ffestiniog Railway narrow gauge steam train passing the bottom of the garden and drive gates a few times a day. The large conservatory offers grand panoramic views across the Afon Dwyryd valley to the Cambrian Mountains beyond. A walk (or short drive) will take you through the village, passing shops and inns en-route to the interesting estuary foreshore where Portmeirion village (as seen on TV!) is situated. Black Rock Sands is a 3ml stretch of sandy beach and only 4 miles away. Beddgelert is arguably Snowdonia's loveliest village, sitting at the foot of Snowdon mountain at the confluence of two rivers and to get there you will enjoy the most scenic 5 mile drive.
3 BEDROOMS: 2 Kingsize (with hand wash basin) and 1 Single with pull out 2' 6" child's single (by arrangement). Bed linen & towels provided. Cot available but please confirm the specifications and bedding provided before you arrive.
BATHROOM: Newly renovated in 2017, it has a bath, shower cubicle and WC.
SHOWER ROOM: Shower cubicle and WC.
UTILITY ROOM: Downstairs, with additional WC and hand wash basin, plus washing machine and tumble dryer.
CLOAKROOM: Additional WC and hand wash basin, downstairs.
LOUNGE: Spacious living room with an open fire (extra £20 per week by arrangement). Freesat plus catchup TV, DVD & CD player.
DINING ROOM: Table with 6 dining chairs.
KITCHEN/BREAKFAST ROOM: With 8 ring gas hob and double gas oven, fridge/freezer, microwave, dishwasher.
CONSERVATORY: Wicker sofa and 2 chairs, 2 occasional tables and small folding dining table. Electric heating.

WiFi: Free with unlimited usage.
GARDEN: Large garden enclosed with hedges on the boundary (can not be said to be secure for dogs) and garden furniture to enjoy the panoramic views.
PARKING: Ample private parking.
PETS: Yes - maximum 2 pets. Dogs must not be left unattended in the property or outside at any time (this over-rides the General STS Rules regarding Pets).

Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Friday). This property owner will only accept mini-breaks at short notice - not more than 14 days before the starting date of the holiday.

If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.
The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. The property has been renovated in recent years to provide a high standard of accommodation in pleasant surroundings, which should meet most needs.
The house is approached from a minor road via a railway crossing and along a private sloping tarmac drive. The entrance gate is secured in an open position for ease. The drive leads to a gravelled parking area sufficient for 2 - 3 cars.
The ground floor is all on one level accessed by either of 2 entrances, each of which has a slightly raised threshold. There is a separate downstairs toilet with wash basin.
Walls are painted in pale, plain colours with internal doors and other timber either natural or painted white, some of the internal doors are glass panelled.
There is a hand rail along one side of the staircase which has a 90 degree turn.
The single/twin and one of the king-size bedrooms and shower room are on one level but the other king-size room and bathroom are accessed via 2 steps down to a lower level.
Power points in the kitchen are mainly at worktop level and are 350mm above the floor elsewhere. Bedside lights are provided in all bedrooms. The lounge has a central light, wall lights and standard lamps.
Remote controls are available for colour TV, DVD, Freesat Box, radio and CD player. There is no phone.
Access to the level and sloping lawned areas is beyond the parking area. Garden furniture (table and chairs) is stored on the patio which has level entrance from the parking area.
