A spacious holiday home situated in the picturesque seaside village of Borth y Gest, 1 ml from Porthmadog. Positioned in a quiet corner overlooking the private green from the sunny patio. The recently refurbished property is furnished in a beautiful contemporary style with new decor and furnishings throughout. Located just a 100m from the sandy beach, it has easy access to the village shop, cafe and playground. The lovely coastal footpath provides stunning panoramic views across the estuary, where so many wading birds can be seen feeding, and accessing the beautiful sandy coves and beaches. The steam train station at Porthmadog is just 15 min. walk away from the property, passing by the old quay. Portmeirion is tucked away just around the headland for relaxing days strolling through the village and gardens. Porthmadog caters well for the holiday maker, with a variety of tasteful gift shops, cafes, inns, restaurants & museums. The mountains of Snowdonia are only 3 miles away with the magnificent Snowdon mountain and Beddgelert only 7 mls. The castles at Harlech, Cricieth and Caernarfon are all within 30 mins drive. This is a good central location for a holiday property in North Wales.

LIVING ROOM: Open-plan room with door to the rear patio as well as stairs to the 1st floor. Freeview TV, DVD & CD Player.
CLOAKROOM: Downstairs WC.
KITCHEN/DINER: Modern units and appliances including gas hob, electric oven, fridge/freezer, washer/dryer, dishwasher and microwave.
GARDEN: Rear patio 12ft x 12ft approx with table and chairs not enclosed.
PARKING: Parking for 2 cars.
HEATING: Full gas central heating.
WiFi: Yes, free.
PETS: Small pet in living area only. Not in the bedrooms, please.
LINEN: Yes (cot linen not included)
TOWELS: No but can be hired. -At this time, due to Covid regulations, we are asking Guests bring their own TOWELS and TEA TOWELS.
FAQ: Distance to the beach from this house is 200m, it is mostly level apart from the 20m closest to the house which does slope uphill moderately. Patio area is approx 12ft x 12ft.
COT: Can be provided but please call to confirm the cot specifications and bedding before you arrive.

Mini-break rules: A mini-break is a holiday for less than 7 nights and/or may start on a day which isn't the normal changeover day. This property will accept mini-breaks 31 days before the start date of the holiday, between Easter and October half term. Outside of this time, mini-breaks are bookable in advance.

Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of  preparing the property for the next guest's full enjoyment. The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

This two storey property was constructed approximately 20 years ago having 3 bedrooms and a bathroom on the first floor and a lounge, kitchen diner, hallway and wc/cloaks on the ground floor. Access to the first floor is via a straight flight of stairs from the lounge. All doorways have standard opening widths circa 740 mm. With the exception of the bathroom, hallway, WC/cloaks and kitchen all rooms are carpeted.

Access is by way of a gravelled driveway and narrow paved pathway from the road side/pavement which has dropped kerb for vehicles. The front door is a step up of approximately 150mm. Access to the rear is via a tarmac paths between adjacent properties and onto the rear communal green which has slight gradients and then onto a paved pathway. The rear door step is approximately 150mm above the path. The patio area is paved having an outdoor table and chairs.

Electrical points are at work surface height in the kitchen and at skirting level in all other rooms. Bed side lights are provided in the two double rooms. The beds are on bed frames and are lower than divan style beds. All other lighting is good with angled spot lighting in the hallway areas, lounge and kitchen. All light switches are at heights of approximately 1300mm from the floor The TV, DVD/Video player and CD player/stereo all have remote controls.
