Peruse the bobbing boats in the harbour as they set sail at high tide out to Tremadog Bay from the balcony of this beautifully prepared villa on the harbourside in Porthmadog, recently renovated with a new kitchen and shower room. It's spacious balcony has  seating overlooking the harbour and town which is only 5 minute level walk away passing the Ffestiniog and Welsh Highland Railway station. This is a brilliant central place to stay to explore the dramatic scenery of Snowdonia or just for relaxing and going down the beach - our favourites are Borth y Gest, a 15 minute walk, and Morfa Bychan's Black Rock Sands (2 mls). Visit the pretty village of Beddgelert (7 mls), Portmeirion village and gardens (2 mls), Harlech Castle (10mls), Zip World: Titan and Bounce Below  in Blaenau Ffestiniog just a 30 minute drive away. 

2 BEDROOMS: 2 Double bedrooms on the ground floor, 1 double bed is against the wall on one side. Bed linen is included - please bring your own towels and tea towels.
SHOWER ROOM/WC:  Corner shower, hand wash basin & heated towel rail.
LOUNGE/DINER: Upstairs with ample seating, dining table and 4 chairs, wall mounted TV. Patio doors to the balcony.
KITCHEN: Modern fitted kitchen with electric hob and oven, fridge (with ice box) and microwave.
BALCONY: Nice private area with table and chairs
PARKING: Allocated parking for 1 car outside the apartment. There are also "unallocated" car spaces in the South Snowdon Wharf complex.
HEATING:  Electric heaters throughout.
ELECTRICITY included.
PETS: 1 small dog. Strictly no cats due to allergies.
LINEN: Yes
TOWELS: No
WiFi: Not in the appartment, but free WiFi is available at the Spooners (bar, cafe, restauraunt) at the Ffestiniog Railway Station).

NOTE: No room for a cot in the bedrooms. No stairgate on the stairs that open into the lounge.
F.A.Qs: Access is via the ground floor front door. The ladders that you can see in some pictures are decorative only. The property is not suitable for children under the age of 10

Mini-break rules: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. In the season (April to end of October), this property will accept mini-breaks within 21 days before the start date of the holiday. Out of season (November to end of March), this property will accept mini-breaks at any time except christmas and New year when they can be booked  within 56 days before the start date of the holiday.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

The Villa is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate. It is not suitable for anyone who has severe mobility issues. The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Access to the Villa is on the ground floor, but there is a step up to the property (photo of step available upon request)
The villa has a standard size plastic front door leading into a compact hall area. From this area there are doors to the bedrooms and shower room. Also in this area is the staircase to the 1st floor with room for staorage under the stairs. On the 1st floor kitchen/dining area and lounge area with a sliding patio door to the balcony. For safety reasons children should not be left alone on the balcony. There is good lighting throughout the property with both a ceiling light and a lamp in the living area and spotlights and matching bedside lamps in the bedroom. The staircase opens directly into the lounge. there are no stairgates and the sofa and arm chairs have their backs against the stair rail. The shower room has a hand wash basin, corner cubicle and WC. Again there is good light with a ceiling light in each.
