Guests are overjoyed with the location of this private quayside development in Porthmadog, five minutes walk to the town centre and the famous Ffestiniog Railway steam train station. This popular villa has a pleasant outlook over the harbour and it's bobbing boats and has been recently refurbished. The comfortable living room with fitted galley kitchen and one bedroom are on the first floor with patio doors to the spacious balcony. The two other bedrooms and the bathroom are on the ground floor. Short walk to the shops, restaurants and leisure centre. Just around the corner is the little Ffestiniog Steam train station when you can enjoy a sedate train ride up the Snowdonia Valley. This is a good central location for a holiday property in North Wales. Easy access to sandy beaches at Borth y Gest 15 min walk and Morfa Bychan Black Rock Sands (2ml). Snowdon and the pretty village of Beddgelert is 7mls, Portmeirion village, prestigious hotel and gardens 2 miles. Caernarfon, Harlech and Cricieth are just a few of the castles in the area.

3 BEDROOMS: 1 Single bedroom upstairs. 1 Double bedroom on the ground floor. 1 Bedroom with two single beds on the ground floor. Linen and towels are NOT included, but available to hire.
BATHROOM: WC and electric shower over the bath.
LOUNGE/DINER: Upstairs with a Freeview TV with built in DVD, CD Player. Patio doors to the balcony.
KITCHEN: Modern fitted galley kitchen with electric cooker, fridge and microwave.
PARKING: Allocated parking for 1-2 cars outside the apartment.
HEATING: Panel heaters throughout.
WiFi: Available at an extra charge through an independent internet provider (the cost for access is approx. £5 a day, £8 for 2 days or £18 for a week as at the 1st of June, 2015).
PETS: Sorry, NO pets.
LINEN: No (but available to hire).
F.A.Q: Access is via the ground floor front door - the ladders that you can see in some pictures are decorative only.
Extra: There is a highchair/ booster seat that fastens to the dining chairs. It is stored under the stairs.

Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will only accept mini-breaks at short notice - not more than 14 days before the starting date of the holiday.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

The villa is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate.

The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Further parking is available a further 100yds away.

Access to the villa is up one small step into a compact hall area. The master bedroom, twin bedroom and bathroom can all be found on this level. There is good lighting in all the rooms and the master bedroom has a wall-mounted television with remote control.

There is a narrow carpeted staircase from the hall which has a 180 degree turn. This leads to the living area incorporation the galley kitchen and doorway to the single bedroom.

The living area has a colour television with built-in VCR, freeview and CD Hi-Fi. All of which have remote controls.

The balcony is accessible from the living area throughout a sliding patio door, over a small step. For safety purposes, the balcony railing have been completely enclosed clear with perspex.
