Guests are overjoyed with the location of this private quayside development in Porthmadog, five minutes walk from the town centre and the famous Ffestiniog Railway steam train station. This is rather a special villa with a double frontage enjoying the southerly views across the estuary, sea and mountains above Harlech. The lounge/dining area, which is spacious and comfortable, and the small galley kitchen, occupy the whole of the 1st floor; the two bedrooms and bathroom are on the ground floor. Both bedrooms have the same waterside view across the estuary. Enjoy peaceful scenes from the balcony as the cormorant waits for a passing meal, swallows skim across the water and the grey mullet just below the surface makes ripples on the calm water. Just the place to relax and sit with a pair of binoculars. This is a good central location for a holiday property in North Wales. Easy access to sandy beaches at Borth y Gest 15 min walk and Morfa Bychan Black Rock Sands (2ml). Snowdon and the pretty village of Beddgelert are 7 miles. Portmeirion village, prestigious hotel and gardens are 2 miles. Criccieth, Caernarfon and Harlech are just a few of the castles in the area.

2 BEDROOMS: 1 Double bedroom with a new for 2017 standard double bed (replacing old heated water bed). 1 compact Twin bedroom with 2' 6" beds. Bed linen is NOT provided, please bring your own linen, towels & tea towels.
BATHROOM: Shower over bath & WC.
LOUNGE/DINER: Spacious area with fantastic estuary views, large flatscreen TV & DVD player. Doors leading onto a large balcony. Unsuitable for unsupervised children under 10 years old.

PARKING: Allocated parking for 1 car outside the apartment.
HEATING: Night storage heaters.

Mini-break Rules for this Cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This property owner will only accept mini-breaks at medium notice of 14 days between Easter and October Half Term. Outside of this time mini-breaks are bookable 56 days before the holiday.

Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of  preparing the property for the next guest's full enjoyment. We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

Parking is within 15ft of the front door. There is one step into the property. The two bedrooms and bathroom are on the ground floor. The master bedroom is quite spacious, but the twin bedroom is compact. The bathroom has been extended and has a bath with a shower over it. The bath has integral handles half way down its length. There is a dog leg stair case to the first floor where the open plan living room is. There is a banistair on the right hand side as you ascend the stairs. the stairs opens straight into the kitchen area and it is not condsidered suitable for small children. Patio doors open onto the large balcony where there are patio furniture.
