This is a light and airy South Snowdon Wharf villa situated on the popular seaward side of this select development in Porthmadog. It is most comfortably presented with views through the full length picture window towards the harbour and the little quayside marina. The patio door opens from the lounge onto the extended balcony which wraps around 2 sides of the flat, with views of the estuary and Ballast Island and would be lovely place to relax in the evening sun. The villa is on two floors with the bedrooms and bathroom on the ground floor and the spacious lounge and modern kitchen maximising the views from the first floor. Not far from the Little Ffestiniog Railway station and Spooners Platform Inn, it is within easy walk of the town for a choice of shops, restaurants and scenic walks along the wetlands and Welsh Coastal footpath. Wildlife and railway enthusiasts enjoy this location equally, where steam trains cross the wetlands that attract so many migrant and domestic wild fowl, including an Osprey family in the summer. Nearby you have beaches at Borth y Gest (1ml), which is a 15 min walk away from the harbour, Black Rock Sands (2ml), Snowdon/Beddgelert (7ml) and Caernarfon castle and harbour (23ml). Porthmadog is an excellent all round location with sandy beaches and mountains so close at hand.

KITCHEN/LIVING ROOM: Living area with 32" flat screen Freeview TV and DVD/Blu-Ray player. Electric coal effect fire and NSH. Kitchen Area with with electric hob and double oven, fridge, freezer, dishwasher and microwave.
BATHROOM/WC: Lovely sit-in-bath and shower downstairs. Electric heater.
Compact washing machine and spin dryer in cupboard in twin bedroom.
BALCONY: Extra big which wraps around 2 sides of the villa. It has open balcony rails at 110 cm and 40 cm and no infill. It is not considered safe for children under 7 years old. Patio chairs and table.
WiFi: Yes, free unlimited WiFi.
PETS: No
ELECTRICITY: Included. PLEASE NOTE that electricity is included only for the facilities provided at the property. CHARGING ELECTRIC CARS is not included and due to the car park area unable to use the electric from the apartment to charge up your car. Closest charging point is at Porthmadog Tesco car park.

Mini-break rules: A mini-break is a holiday for less than 7 nights and/or may start on a day which isn't the normal changeover day (Saturday). Out of season (November to end of February) this property will accept mini-breaks 56 days before the start date of the holiday. However, this property will only accept mini-breaks in season (March to end of October) 14 days before the start date of the holiday.

If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

The villa is a purpose built holiday property within a private complex. Approach is from a main road into tarmac drives throughout the estate.

The designated parking is suitable for one vehicle and is in a well-lit area just 10yds from the property. Further parking is available a further 100yds away.

Access to the villa is up one small step into a compact hall area. The master bedroom, twin bedroom and bathroom can all be found on this level. There is good lighting in all the rooms.

There is a narrow carpeted staircase from the hall which has a 180 degree turn. This leads to the living area incorporation the kitchen.

The living area has a flat screen freeview colour television and DVD. All of which have remote controls.

The balcony is accessible from the living area throughout a sliding patio door, over a small step. The balcony wraps aroung 2 sides and only has two railings. One at 110cm height and the other at 40cm height. There is no infill in between and the access to the ships ladder is also open. It conforms with building regulations of the time but it is not considered safe for children under 7 years old. The surface of the balcony is on 2 levels. Concrete and slatted wood with a step.
