This duplex villa on South Snowdon Wharf harbour side occupies the first and second floors maximising the views of Porthmadog harbour and Snowdonia mountains beyond the town. It has a large living area which has full length patio doors and a large balcony to sit out and have al fresco meals in the evening sun. It is attractively decorated with neutral colours and very comfortably furnished with a modern fitted kitchen within the living room and one bedroom on the first floor and the second bedroom and shower room on the second floor. The master bedroom on the second floor has the same view as the living room looking over the yachting harbour towards the historic quayside cottages. Bring binoculars to see the otters, ospreys and the many wading birds. Porthmadog High Street the Ffestiniog Railway steam train station and the wonderful wetlands walk are just a few minutes away. Portmeirion village, Harlech castle and the mountain resort of Beddgelert are within a 10 - 30 minute drive through unrivalled scenery. Good central location. Night storage heaters or electric heaters in all rooms, electricity included. Parking for 1 car. No smoking, please.

Mini-break Rules at this Cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will only accept mini-breaks at short notice - not more than 14 days before the starting date of the holiday.
Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. This two storey duplex was built in 1970 and has been decorated and furnished to a high standard. The living area has large patio windows which give a marvellous view of the Porthmadog harbour which is only 20ft from the apartment. It is part of a private roup of apartments which consist of mainly holiday properties. Approach to the property is from the main road onto a private estate which is well maintained and well lit. There is a marked parking space close to the building for one vehicle aand an overflow car park on site for any other vehicles. There is a step up onto the pavement from the parking space.
The apartment is on two floors. The 1st floor is on the 1st floor of the building with another apartment underneath. The living room only is attached to the living room of the next door property. The access to the apartment is up a flight of wooden stairs with a rail on each side. The front door is a wooden door with an outside light. the key is available in the keysafe which is by the front door. This could cause a problem if you have poor eyesight as you have to read the numbers and then press the relevant keys.
The living area is on the 1st floor which comprises of a kitchen area, breakfast bar with chairs and a living area with settee. There is a TV with a remote control, iPod docking and integral DVD player. There is also a CD player and radio. There are also TV tables available. The kitchen area has an electric hob and oven. There is a fridge microwave, slow cooker and a very well equipped kitchen. A list of contents is available on request.
The 2nd bedroom is on the 1st floor and has a double Ikea bed with a single bunk on the top.
The main bedroom is situated on the second floor up an open plan, dog leg, staircase with a banister on one side only. This bedroom has a kingsize bed.
The bathroom is also on the 2nd floor and has a modern sink and toilet with a shower enclosure. There is no grab rail in the compartment. There is a duel voltage shaver socket in the bathroom.
The lighting is good. There are bedside lamps each side of the king size bed and a bedside lamp for the bunkbeds. Light switches are at approximately 1200 - 1400mm height, with electric sockets at approximately 300mm. There are ceiling lights in each room. There is a light under the stairs. Kitchen is well lit with fluorescent lights under all the cupboards and on cooker hood.
There are storage heaters in each bedroom and an electric fan heater on the wall in the living area. There is a heated towel rail and electric fan heater on the wall in the bathroom.
Outside the patio windows is a reasonable sized decking area with 4 chairs and a table. Access is over a step over the bottom of the patio doors.
