Sit back and enjoy the birds singing with a glass of wine or a cup of tea in this extremely comfortable bungalow in a small quiet cul de sac in the village of Minffordd. The more adventurous guest can enjoy the many coastal or mountains walks or simply stroll down the lane to Portmeirion village (1 mile). It is conveniently located 2 miles from the seaside/mountain resort of Porthmadog in the Snowdonia National Park. Pleasantly situated within walking distance of the tidal estuary foreshore, Minffordd village, Ffestiniog Railway station, Minffordd national rail station and the world renowned Sir Clough Williams-Ellis' artistic village and gardens of Portmeirion. Within walking distance of the Mermaid Spa (1 mile) at Portmeirion and the Castell Deudraeth restaurant and bar (1/2 mile). Porthmadog town is 2 miles walk through the woods and along the steam train line or Glaslyn bike trail. In the town there are many craft shops, cafes and gift shops plus a leisure centre and the Ffestiniog and Welsh Highland Railways narrow gauge main railway station. Beautiful Beddgelert is only 8 miles through wonderful scenic gorges. Harlech castle and town (14 miles whilst bridge is closed) with the theatre and sandy beaches 6 miles. Black Rock Sands at Morfa Bychan is just 5 miles away and the newly opened Zip World in Blaenau Ffestiniog is only 11 miles away.
2 BEDROOMS: One Double bedroom with garden views and one bedroom with adult sized bunk beds. Bed linen provided and beds prepared, 1 hand and 1 bath towels/person included. Travel cot available on request.
BATHROOM/WC: Electric shower over the bath, hand wash basin and WC.
KITCHEN: Galley style with fitted units, electric cooker, fridge, combi-microwave, washer/dryer. Freezer available in the garage.
LOUNGE/DINER with comfortable sofas including a double bed settee, large flatscreen 42" TV with Freesat HD recorder DVD player & Freeview. Dining table with six chairs overlooking the garden.
SUN ROOM: A quiet room for reading and enjoying the garden views.
SUNHOUSE with furniture.
GARDEN: Enclosed garden with large decked area and lawns.
PARKING for up to 3 cars.
DISABLED ACCESS: For standard wheelchairs only.
HEATING: Night storage heaters.
PETS: Yes, 2 well behave pets welcome (please call us if you wish to bring more).
LINEN: Yes. However, please bring your own bedding and linen if you wish to use the sofa bed. Max 4 adults occupancy at this bungalow.
GARAGE: To store disability scooters, push bikes and canoes etc. Available on request.

Mini-break rules: A mini-break is a holiday for less than 7 nigts and/or may start on a day which isn't the normal changeover day (Friday). In season (April to end of October), this property will accept mini-breaks 14 - 21 days before the start date of the holiday and 56 days before the holiday out of season (November to end of March).

The Pet Charge for all properties accepting pets is £20 per pet.
After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture if you have moved them, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.
No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks & Weekends: In most cases, bookings that are for less than 7 nights in the season (Easter to the end of October) are only bookable at short notice. Out of season (November to last week before Easter) is more flexible. The mini-break rules for each property is stated on the description. Weekend booking requests that do not start or end on a property's change-over day or cross over more than 1 week, are at the discretion of the property owner.
