Provisional bookings can be made online or by phone, giving you 3 days to check with work or family before committing. Please note, this option is not possible for any bookings within 14 days.

Bookings can be confirmed by using a credit or debit card or by sending a cheque. Once payment is received we will send you the confirmation of your booking with your holiday details by e-mail or by post if you don't have an e-mail address.
N.B. As of the 13th of January, 2018 there is no charge on credit or debit card transactions. Payment by cheque is not possible less than 28 days prior to the holiday.
Our main office is located on the High Street in Porthmadog - between the Shell garage and Wilko's.

Outside of office hours, our subsidiary offices are available on the phone - 01766 51 38 29 - to help you with your enquiries or to make instant bookings.
Our aim is to answer your call personally however at busy times or outside of the above hours you may be asked to leave a message on our answering machine. Every effort will be made to return your call within the hour, or the next day as appropriate.
Grading & Verification of Properties
Our properties vary in type, location and facilities, and are graded accordingly. Each property has been awarded an STS grade based on our criteria plus every ‘Guest Quality Questionnaire’ returned influences the STS Grade. Welsh Assembly Government 'Visit Wales' Advisors have also inspected our properties and their recent percentage score is shown on the property description. To help you make your choice the STS grades indicate the following standard of furniture and furnishings:
STS Grade 5 = Excellent
STS Grade 4 = Very good
STS Grade 3 = Good
STS Grade 2 = Fair
STS Grade 1 = Simple

To find the price of a property choose the arrival date and the amount of adults and/or children below the availability calendar and the price will appear along with the option to 'Book Now'. To see how the prices vary through the year click on the 'Price List' tab which is just below the property's pictures.
The prices shown are normally for that property per week, not per person. However, some of our properties advertise that they offer a discounted price for reduced number of guests or that a supplement for extra persons will apply. To get the correct price put in the number of guests.
Unless otherwise stated in the property description, bookings usually run from Saturday to Saturday. All prices are inclusive of VAT.
Christmas and New Year weeks normally start on the 21st and 28th of December respectively, but we can be flexible. Please phone to discuss your requiements.
Arrival and Departure
We want you to enjoy your holiday to the full and with as little restriction as necessary. However, in order to maintain our properties at a high standard, we ask that visitors should arrive no earlier than 3:00pm (15:00)* on the day of arrival and should depart by 10:00 am (10:00) on the day of departure, unless stated otherwise. In all cases, visitors should contact the owner or STS regarding arrival times, keys and other arrangements, at least 10 days before the start of the holiday.
*Please note that due to current COVID19 cleaning guidelines it has been necessary for some properties to move their arrival times to 5:00pm (1700)
Our properties are all equipped with, at least, the following: bathroom or shower room, WC, kitchen with cooker and fridge, crockery, cutlery, cooking utensils, pillows, duvets/blankets, TV* and heating.
Bedrooms and bathrooms will be together on the 1st floor unless stated differently. Bathrooms have baths. Shower rooms have shower cubicles.
Unless stated otherwise all beds are standard sizes i.e. Kingsized are 5' wide, doubles are 4’ 6" wide and singles are 3' wide. 2’ 6" beds are considered only suitable for small children. If cots are not advertised as available in a property then we can arrange to hire one, if required, by prior arrangement.
*Please note that a few of our properties are so enclosed by mountains that TV and mobile phone reception is occasionally poor.
Unless otherwise stated in the property description as provided, visitors are asked to provide bed linen (bottom sheets, duvet covers and pillowcases), personal towels and tea towels. Duvets and pillows are provided. The provision of blankets instead of duvets must be checked at the time of booking. Arrangements to hire linen can be made in most cases at an extra charge.
Bedding is not provided for cots. Where a cot is provided free of charge, no guarantee can be given to it meeting your exacting requirements, please check when booking. If bed linen is provided this does not include towels and tea towels, unless otherwise stated.
Electricity and other Fuel Charges
Unless stated as inclusive, electricity is extra at the electricity company’s standard charge incl. VAT. Electricity is by meter reading (the meter being read when you arrive and then again when you leave) or by coin/card meter. Oil, gas and solid fuel are at an extra cost unless stated as inclusive in the description. Some properties also have an open fire and the provision of coal or logs, at an extra charge, should be made by prior arrangement with the owner.
Pets and Guide Dogs
We appreciate that for many of our visitors, taking the family dog(s) is an essential part of an enjoyable holiday. With this in mind, most of our properties welcome a well-behaved dog at an extra charge of £20 per pet for the holiday, but in all cases dogs must be declared at the time of booking.
Properties that will accept dogs have the number of pets allowed indicated in their description and in the grey box above the description. In some properties there may be restrictions as to the dog size (a small dog would be no bigger than a cocker spaniel). For the benefit of future visitors, please follow the pet rules in para. 11 of our Terms & Conditions.
There is no charge for registered guide dogs. We respectively ask that guide dog owners choose properties that accept pets. Some properties cannot accept even a guide dog due to other guests or owners having pet allergy issues.
We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.
Mini-breaks are available in some of our properties, where we are able to offer mini-breaks within 21 days of the holiday start date. Mini-break prices start from 80% of the weekly rent for 3 nights, 85% for 4 nights and 90% for 5 nights or alternatively some owners have a minimum rent in place in the off season, which is a set price for any amount of nights between their holiday start dates.
Mini-breaks that do not start or end on a changeover day cannot be guaranteed without speaking with the owner or the deputy. For a list of properties offering mini-break discounts - click here.
Couple and Small Family Savings
Some properties, of three or more bedrooms, offer a saving if only two persons occupy the property using only one bedroom. Some larger properties of 4 bedrooms or more will even offer under occupancy discount if using less bedrooms. These discounts are offered at the discretion of the owner and normally only applies during non school holiday weeks, but with increased flexibility at short notice. Small family savings may apply if only 2 bedrooms are used in a much larger property.
