Situated overlooking Porthmadog harbour with views of the bobbing boats and swans is this homely prepared ground and first floor apartment where every consideration has been given to the holiday makers comfort. One of a few duplex apartments on South Snowdon Wharf with a spacious double fronted living room up stairs and the two bedrooms and shower room downstairs. Of interest is the occasional passing Ffestiniog Railway steam engine as it crosses the causeway and heads up the wooded Ffestiniog valley. It is in a superb spot in the residential part of the town, just a short (10 min) walk to the shops, inns, restaurants, quay side, playground, leisure centre, cinema and train stations. From the windows at the front of the house, views across the harbour. Excellent local sandy beaches at Borth y Gest (1ml by car or 10 min. walk) and Black Rock Sands (2ml). A popular central location for a relaxing holiday combining sandy beaches, walking up hills and mountains or just visiting Snowdonia's landmarks and attractions, especially the Ffestiniog Railway and Portmeirion village and gardens.

A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This property owner will only accept mini-breaks at medium notice of 21-28 days between Easter and October half term. Outside of this time mini-breaks are bookable 56 days before the holiday.

Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of  preparing the property for the next guest's full enjoyment. We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

The apartment was built in approximately 1965 and has two floors.

 Approach is from a private road to a single parking bay adjacent to the property. Additional parking is available at the front of the apartments on the harbour wall. There is a flagged, slightly sloping walkway from the parking bay to the front door providing level access. There is an outside light with switch inside the property.

On the ground floor there is a hallway off which is the bathroom, storage area behind a screen and two bedrooms. Lighting in the bedrooms is good with large windows for natural light, overhead  and bedside lights. Light switches and electric sockets are at approximately 1500 and 500 mm. respectively.

Stairs which turn to the left lead upstairs to the kitchen, sitting, dining areas and balcony areas. The kitchen has it's own window and an extractor fan for ventilation. Electric sockets here are at worktop level.  This area  has natural light from a large balcony window, a window in the dining area and the small kitchen window. There is also plenty of additional lighting from ceiling and side lamps. The sitting area has a remote control television with all standard and Freeview channels A DVD and CD/cassette player are also provided.

The balcony is accessed through a large sliding door and overlooks the harbour and the Ffestiniog Railway Station is nearby. There are also views to the mountains. Chairs, cushions, a table and sun umbrella are provided.
