Guests are overjoyed with the location of this private quayside development in Porthmadog, is five minutes walk from town centre and the famous Ffestiniog Railway steam train station. This delightful ground floor apartment has patio doors that open right onto the estuary side of this select development and enjoys views of the ever changing estuary and Snowdonia mountains beyond that is favoured by so many of our guests. Beautifully presented within, it is designed for the more discerning guest with lime-washed wooden clad walls. Short walk to the shops and restaurants and leisure centre. Just around the corner is the harbour station from where you can enjoy a sedate train ride up the Snowdonia Valley on the Ffestiniog Railway or through the heart of Snowdonia on the Welsh Highland Railway steam trains. This is a good central location for a holiday property in North Wales. Easy access to sandy beaches at Borth y Gest 15 min walk and Morfa Bychan's Black Rock Sands beach (2ml). Snowdon and the pretty village of Beddgelert are 7 miles. Portmeirion village, prestigious hotel and gardens are 2 miles. Cricieth, Caernarfon, Harlech are just a few of the castles in the area.

WiFi: Available at an extra charge through an independent internet provider (the cost for access is approx. £5 a day, £8 for 2 days or £18 for a week as at 1st of June, 2015). We however recommend using WiFi at Spooner's Bar or one of the cafes or pubs on the high street, as previous guests have commented on the poor connection with the independent internet provider.
PARKING: Allocated parking for 1 car outside the apartment.

Mini-break Rules for this Cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This property owner will only accept mini-breaks at medium notice of 14 days between Easter and October half term. Outside of this time mini-breaks are bookable 56 days before the holiday.

Please note: A returnable £100 Good Housekeeping Deposit will be required before we can give the key safe code. Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of  preparing the property for the next guest's full enjoyment. If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. ACCESS STATEMENT 

This is a ground floor apartment with the front door situated approx. 50 yards away from the allocated car parkingspace.  Whilst the accommodation is all level throughout there is one step at the front door (and also at the patio door) and this coupled with restricted width would not prove suitable for wheelchair users.

All rooms open off a hallway which runs left to right inside the front door.

The bedroom has bedside lights in addition to the main ceiling light and power points at skirting board level.  The shower room has wash basin, WC and an electric shower in a shower cubicle.

The sitting room has additional lighting, TV and DVD with remote controls.  In the galley kitchen points are at working top level.

Heating is by way of night storage and electric heaters.
