This attractive ground floor estuary-side flat occupies a prime position on South Snowdon Wharf, Porthmadog. It is furnished to a high standard throughout and has the most tranquil of southerly views of the estuary, Ffestiniog & Welsh Highland railway and Snowdonia mountains from the living room and one bedroom. Excellent position for bird watching or train spotting whilst relaxing. Easy walking to the town for shops, restaurants, cafes and leisure centre. The Ffestiniog Railway station is just around the corner for a slow scenic ride up the Snowdonia valley. This is a good central location for a family holiday property in North Wales. Easy access to sandy beaches at Borth y Gest, 15 min walk and the golden beaches of Black Rock Sands are only around the headland (2 mls by car). Snowdon and the pretty village of Beddgelert is 7 miles, Portmeirion village, prestigious hotel and gardens are 2 miles away. Cricieth, Caernarfon and Harlech are just a few of the castles in the area.

2 BEDROOMS: 1 Double bedroom, 1 bedroom with either one single bed or two single beds (pull out single bed, upon request). Bed linen is provided, but you will need to bring your own towels.
SHOWER ROOM/WC: Large shower cubicle with electric shower, heated towel rail.  
LOUNGE/DINER/KITCHEN: Estuary views, patio doors, comfy seating with Freeview TV & DVD. Fold away dining table and chairs. Galley kitchen with modern units, electric cooker, fridge, freezer and microwave.
GARDEN: Patio area next to the harbour with seating available.
PARKING: Allocated parking for 1-2 cars outside the apartment.
HEATING: Electric heaters and night storage heaters.
WiFi: Available at an extra charge through a third party internet provider (the cost for access is approx. £5 a day, £8 for 2 days or £18 for a week as at the 1st of June, 2015). A customer has told us that the WiFi signal is strongest at the back of the flat in the double bedroom. We are told that the WiFi service is being improved.
PETS: Yes, one well behaved pet allowed (£20 pet charge applies).
F.A.Q: Access is via the ground floor front door. The ladders that you can see in some pictures are decorative only.

Mini-break Rules for this Cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day. This property owner will only accept mini-breaks at medium notice of 14 - 21 days between Easter and Thanksgiving. Outside of this time mini-breaks are bookable 56 days before the holiday.

If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner. Access Statement

This is a ground floor apartment with the front door situated approx. 20 yards away from the allocated car parking space.  Whilst the accommodation is all level throughout there is one step at the front door (and also at the patio door) and this coupled with restricted width would not prove suitable for wheelchair users.

All rooms open off a hallway which runs left to right inside the front door, except for the twin bedroom which is off the lounge.

The bedrooms have bedside lights in addition to the main ceiling light and power points at skirting board level. The shower room has wash basin, WC and an electric shower in a shower cubicle.

The sitting room has additional lighting, TV and DVD with remote controls. In the galley kitchen points are at working top level.

Heating is by way of night storage and electric heaters.
