BOOKING

Booking your ideal Holiday cottage in Snowdonia North Wales is Easy! If you book your holiday property online you can choose to either pay with a debit or credit card (not American Express) using our secure server or send us a cheque within 3 working days to our office. If you have any special requests you may prefer to speak with one of our agents on 01766 51 38 29 9am - 8pm. Once payment is received we will send you the confirmation of your booking by e-mail with your holiday details and the outstanding balance of payment, if any, which is due no later than 8 weeks before the start of your holiday.

INITIAL PAYMENT

An Initial Payment is required within 3 working days of making a provisional booking. This includes 1/3rd of the rent (min. £80), a one off £27 Booking Fee and a Cancellation Protection Premium (see terms and conditions). NB: there is no additional booking fee for two or more weeks, neither is there a single week supplement.

To confirm the booking, you can phone our office on 01766 513829 9am - 8pm and 01286 831 400 (weekends 10am - 6pm) with your debit or credit card details (N.B. 2% charge on credit cards, no charge on debit cards).

Our Main Office is open from 9am to 8pm Mondays to Fridays. Outside of normal office hours our subsidiary offices are available to help you with your enquiries or to make instant bookings.

Our aim is to answer your call personally, however, at busy times, bank holidays or outside of the above hours you may be asked to leave a message on our answering machine. Every effort will be made to return your call within the hour, or the next day as appropriate.


GRADING & VERIFICATION OF PROPERTIES

Our properties vary in type, location and facilities, and are graded accordingly. Each property has been awarded an STS grade based on our criteria PLUS every 'Guest Quality Questionnaire' returned influences the STS Grade. Welsh Assembly Government Quality Advisors have also inspected our properties and their recent 'Visit Wales' grading is displayed on the property description page.

To help you make your choice the STS grades indicate the following standards:

STS Grade 5 = Excellent, STS Grade 4 =  Very Good, STS Grade 3 = Good, STS Grade 2 =Simple, STS Grade 1 = Plain

PROPERTY PRICE GROUPS & WEEK BANDING (See 'Prices')

Each property has been placed into a Property Price Group according to its size, grade and location. The Price Group shown in each property's description is for that property per week, NOT PER PERSON. The year has been divided into Week Bands because the basic rents vary according to the time of year. Unless otherwise stated in the property description, bookings usually run from Saturday to Saturday. If the property start day is Friday or Sunday it is the Week Band for the nearest Saturday start date that applies.

* Christmas and New Year weeks normally start on the 21st and 28th of December respectively.

ARRIVAL & DEPARTURE: We want you to enjoy your holiday to the full and with as little restriction as necessary. However, in order to maintain our properties at a high standard, we ask that visitors should arrive no earlier than 3pm on the day of arrival and should depart by 10am on the day of departure, unless stated otherwise. In all cases, visitors should contact the owner regarding arrival times, keys and other arrangements, at least 10 days before the start of the holiday.

MAINTAINING THE HOLIDAY ACCOMMODATION: The properties are all cleaned prior to arrival. During your stay you will be expected to put out wheelie bins & recycling boxes as indicated by the instructions you will receive. At the end of your stay, you are expected to leave the property in a clean and tidy condition - as the Cleaner's time is limited. Bins & waste paper baskets within the property should be emptied, kitchen equipment should be cleaned, work surfaces cleaned, floors brushed/hoovered as appropriate.  An additional cleaning charge may need to levied if excessive time is required by the Cleaner or if cleaning is delayed due to late departure.

 

EQUIPMENT: Our properties are all equipped with, at least, the following: bathroom or shower room, WC, kitchen with cooker and fridge, crockery, cutlery, cooking utensils, pillows, duvets/blankets, colour TV* and heating. *Please note that a few of our properties are so enclosed by mountains that TV and mobile phone reception is occasionally poor.

LINEN: Unless otherwise stated in the property description as provided, visitors are asked to provide bed linen (sheets, duvet covers and pillowcases), personal towels and tea towels. Ample blankets/duvets and pillows are provided. Arrangements to hire linen can be made with the owner in most cases at an extra charge. In certain circumstances linen may be hired through our office. Bedding is not provided for cots. Where a cot is provided free of charge, no guarantee can be given to it meeting your exacting requirements, please check when booking. If bed linen is provided this does not necessarily include towels and tea towels.

ELECTRICITY AND OTHER FUEL CHARGES: Unless stated as inclusive, electricity is extra at the electricity company's standard charge incl. VAT. Electricity is by meter reading (the meter being read when you arrive and then again when you leave) or by coin/card meter. Oil, gas and solid fuel are at an extra cost unless stated as inclusive in the description. Some properties also have an open fire and the provision of coal or logs, at an extra charge, should be made by prior arrangement with the owner.

NO SMOKING: We want all our guests to enjoy an odour free environment when they arrive at their property We therefore discourage smoking within the premises in ALL our properties and absolutely forbid it in properties marked NO SMOKING. A 'Refreshing Charge' will be levied on guests who smoke in NO SMOKING properites. A NO SMOKING Policy may form part of a Properties statutory Fire Risk Assessment - where this is so than this must be abided by.

 

PETS: We appreciate that for many of our visitors, taking the family dog or dogs is an essential part of an enjoyable holiday. With this in mind most of our properties welcome a well-behaved dog at an extra charge of £20/pet for the holiday, but in all cases dogs must be declared at the time of booking (See para. 5a in Terms). Properties that will accept dogs have a 'dog' logo indicated in the title box. For the benefit of future visitors, please follow the pet rules on Terms page.

MINI BREAKS: During D and E periods some of our properties also welcome visitors for mini breaks. Stays for a minimum of two nights can usually be arranged, starting from 75% of the weekly rate. Mini breaks may also be available at other times at short notice. For further details, please phone.

FREE INFORMATION PACK: We want you to really make the most of your stay with us in North Wales. Accordingly we have collected information which we hope you will find both interesting and helpful. This information pack is sent with every booking.

BIBLIOGRAPHY: We also have a selection of books and maps for sale which are not normally available in bookshops outside Wales which we think you may find interesting. COUPLE AND SMALL FAMILY SAVINGS: Some properties of three or more bedrooms offer a saving if only two persons occupy the property. This normally only applies during non peak weeks. For further details please phone the main office.

MULTI WEEK HOLIDAYS Some properties offer up to 10% savings on bookings of three weeks or more. Call us for details.

ABBREVIATIONS

Bedrooms and bathrooms will be together on the 1st floor unless stated differently. Bathrooms have baths. Shower rooms have shower cubicles. Unless stated otherwise all beds are standard sizes i.e. King size are 5' wide, Doubles are 4'6" wide and singles are 3' wide. 2'6" beds are considered only suitable for small children.
