  This is a lovely split level 17th century cottage of much character in the heart of the Snowdonia village of Trefriw and 1ml from the market town of Llanrwst . The stunning beauty of Betws y Coed village, in the heart of Snowdonia, is 4 miles away and the beaches of the North Wales Coast a quick 20 minute drive. Lovingly restored Grade II listed family home includes 2 foot thick walls, a magnificent inglenook fireplace housing a log burning stove and a gallery. Returning guests compliment its airy feel with the gallery opening into the kitchen/diner and very good level of comfort. The shops, restaurants and woollen mill are all within 5 mins walk, although the home made steak pies and home made susages from the butcher accross the road are well known in North Wales. Crafnant and Geirionydd lakes surrounded by mystical scenery of the Gwydyr Forest are all hidden in the hills above the village and are excellent places to explore and to have shore side picnics. The 'Fairy Glen' and 'Laburnum Arch walk' at National Trust's Bodnant Garden are 10mls and Llandudno seaside town and Conwy harbour town are both about 14mls away to enjoy shopping, castles, Ski and toboggan runs, copper mine and RSPB wetland reserve etc.

ACCESS STATEMENT   This split level two storey rendered grade 2 listed stone cottage was renovated in 2003.
The property is situated on the main road and assessable by the front door from the pavement. On street parking is either in a lay-by opposite the cottage or in dedicated parking bays outside the butchers a few door down.
Front door opens down a two small steps into a large lounge area the length of the property. The spacious Kitchen is accessed via door on the far right down two steps and incorporates the dinning room and the patio door.
Two Bedrooms lead directly off the landing at the top of the stairs; the Bathroom and third Bedroom are at the bottom of a small staircase. The Bathroom has a large bath and separate shower cubicle.
All Bedrooms have conventional central light fittings with bedside lamps. The Bathroom, Kitchen and landing uses Halogen lighting. The lounge has multiple down lighting, a florescent strip-light in the fireplace and two reading lamps.
All light switches are at a height of approximately 1200mm, power sockets are approximately 300mm, apart from those fitted above the Kitchen worktops.
The lounge has two three seated settees with a TV, VCR, DVD and satellite receiver all with remote controls. The Radio/CD/Cassette player in the kitchen also has a remote.
Through the Patio door is a small step down on to the large patio with furniture. At the end of the Patio two steps lead down to the shed.
