On the edge of the village of Tal y Bont , 6 miles from Conwy , the cottage is within a short walk of the village inn and shop. The living room is on the first floor to maximise the countryside and mountian views which includes 10 acres of farmland. The location is perfectly situated for the coast at Conwy (6 miles) and also the heart of Snowdonia with Betws y Coed and Swallow Falls only 6 miles. Locally there is a Roman Fort 1/2ml, Bronze Age hillfort, the beautiful gardens at Bodnant (NT), Conwy Castle . Challenging Roman routes to Aber Falls for keen walkers, RSPB bird reserve at Conwy, Victorian seaside town of Llandudno. Plently to do and see - a week is not going to be long enough!

2 BEDROOMS: 1 bedroom with a kingsize bed on the first floor with ensuite shower room and 1 bedroom with two single beds on the ground floor. Only Bed linen provided. please bring your own towels & tea towels.
BATHROOM: Bathroom with hand wash basin and WC on ground floor .
LOUNGE: Attractive room which is on the first floor with large woodburner in the open fireplace, views of the countryside valley and mountains, exposed roof purlins TV with freeview channels, DVD and cd player. There is a split level dining area up a further 3 steps.
GALLERY: Minstrel style gallery between the lounge and dining area.
KITCHEN/BREAKFAST ROOM: Attractive units, gas hob, electric oven, fridge, small freezer,  microwave and washing machine.
GARDEN: large patio area with furniture and steps up to the parking area.
PARKING: Parking for 1 car next to the cottage. ( extra car space by arrangement) 
HEATING: Central heating.
ELECTRICITY & HEATING: Programmed central heating & electricity included.
PET: Maximum 1 small pet.

NO SMOKING: We want all our guests to enjoy an odour free environment when they arrive at their property We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A NO SMOKING Policy may form part of a Property's statutory Fire Risk Assessment.

MINIBREAKS & WEEKENDS: Bookings that are for less than a week are only bookable within 28 days of the start date of the holiday. Weekend booking requests that do not start or end on a properties usual change over day are at the discretion of the property owner.
