This is a lovely spacious country house situated in a woodland setting in the peaceful Snowdonia National Park with tantilising views of the rolling countryside and mountains. The wide river Artro is at the bottom of the lane (100m) and the shops, inn and restaurants in the village of Llanbedr only 1.5ml. The two hidden valleys of Cwm Bychan and Cwm Nantcol leading to the 'Roman Steps' are just a few miles further up the valley and Shell Island, Harlech and other sandy beaches within a few miles down river or along the coast (3 - 5ml). Comfortably prepared for family gatherings the accommodation can include four to seven bedrooms, three bathrooms, a spacious kitchen, dining room and lounge. Within easy driving distances are the towns of Porthmadog , famous for the Ffestiniog Steam Railway, Portmeirion village and Black Rock Sands Beach, and Barmouth a historic harbour town with interesting shops, Panorama Walk, situated in stunning scenery.

The house is L shaped and all bedrooms are close to each other.

KITCHEN: Large farmhouse style kitchen with a large 6 ring gas and electric hob, double oven, microwave and dishwasher.
WALK IN PANTRY: Fridge/freezer.
UTILITY ROOM: Washing machine and tumble dryer.
DINING ROOM: Spacious room with large refectory table and chairs and feature fire place.
LOUNGE: Large room wih a crackling log fire, ample comfortable seating, TV with freeview and DVD, FREE Wireless broad band Access.
GARDEN: Large informal mature grounds and lawns with garden furniture which includes a drive for parking. There is a gate at the end of the drive and there are walls and fences all around the garden to make it enclosed, although it would be adivsable to keep an eye on toddlers at all times. 
PARKING: 3-6 cars.
PETS: Maximum of 2 dogs. Pet charge £20/pet.

TOWELS: No
INTERNET: FREE Wifi internet access.
FUEL: Up to £30 of fuel cost included/week, above this value charged at cost by meter readings.  Logs by extra arrangement with the owner.
EXTRA: Returnable Security Bond £100 cheque required for key arrangements 2 weeks before the beginning of the holiday. 

Please note: A returnable £100 Good Housekeeping bond will be required before we can give the keysafe code.  Our experience shows that this procedure results in an all round better holiday for everyone, as our holiday home owners are prepared to offer better quality properties for guests and all guests fully respect the property and so make manageable the process of  preparing the property for the next guest's full enjoyment. Nearly all our guests are respectful people where the bond is fully returned. We have a high proportion of returning guests who are appreciative of our service and the high standard of accommodation that we strive to provide. The price will adjust to the discounted price when the number of guests are entered. NB If want 5 bedrooms you must enter 11 guests in total to get the correct price and for 6 bedrooms enter 12 guests and for 7 bedrooms enter 14 guests. Infants under 2yrs do not count. Sorry it's awkward.

NO SMOKING: We want all our guests to enjoy an odour free environment when they arrive at their property We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A NO SMOKING Policy may form part of a Property's statutory Fire Risk Assessment.

MINIBREAKS & WEEKENDS: Bookings that are for less than a week are only bookable within 28 days of the start date of the holiday. Weekend booking requests that do not start or end on a properties usual change over day are at the discretion of the property owner.
