STS Grade 3 + 

This is a lovely spacious country house situated in a woodland setting in the peaceful Snowdonia National Park with tantilising views of the rolling countryside and mountains. The wide river Artro is at the bottom of the lane (100m) and the shops, inn and restaurants in the village of Llanbedr only 1.5ml. The two hidden valleys of Cwm Bychan and Cwm Nantcol leading to the 'Roman Steps' are just a few miles further up the valley and Shell Island, Harlech and other sandy beaches within a few miles down river or along the coast (3 - 5ml). Comfortably prepared for family gatherings the accommodation can include four to seven bedrooms, three bathrooms, a spacious kitchen, dining room and lounge. Within easy driving distances are the towns of Porthmadog , famous for the Ffestiniog Steam Railway, Portmeirion village and Black Rock Sands Beach, and Barmouth a historic harbour town with interesting shops, Panorama Walk, situated in stunning scenery.


4 BEDROOMS:
Bed linen provided. please bring your own towels & tea towels.
Choose 4 from the following:
1 kingsize bedroom with views of the surrounding mountains and the grounds in which it resides. En suite bath, WC and shower over the bath.
1 bedroom with a kingsize bed and a single bed,
1 bedroom with 2 single beds and a hand wash basin plus
1 bedroom with 3 single beds.
1 kingsize gallery bedroom with panoramic views of the proud surrounding mountains,
1 single bedroom with hand wash basin,
1 single bedroom on the ground floor.
There is some flexibilty regarding which rooms would suit you best. The doors to the rooms that you do not want will be locked. The house is L shaped and all bedrooms are close to each other.

KITCHEN:
Large farmhouse style kitchen with a large 6 ring gas and electric hob, double oven, microwave and dishwasher.

UTILITY ROOM: Washing machine and tumble dryer.
DINING ROOM:
Spacious room with large refectory table and chairs and feature fire place.
LOUNGE: Large room wih a crackling log fire, ample comfortable seating, TV with freeview and DVD, Wireless broad band
Access.
GARDEN:
Large informal mature grounds and lawns with garden furniture which includes a drive for parking. There is a gate at the end of the drive and there are walls and fences all around the garden to make it enclosed, although it would be adivsable to keep an eye on toddlers at all times. 
PARKING: 3-6 cars.
Maximum of 2 dogs.
Pet charge £20/pet. 
FUEL:Charged at cost. Electricity by meter reading. Logs by extra arrangement with the owner.

NO SMOKING: We want all our guests to enjoy an odour free environment when they arrive at their property We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A NO SMOKING Policy may form part of a Property's statutory Fire Risk Assessment.

MINIBREAKS & WEEKENDS: Bookings that are for less than a week are only bookable within 28 days of the start date of the holiday. Weekend booking requests that do not start or end on a properties usual change over day are at the discretion of the property owner.
