A stunning seascape can be enjoyed from the landscaped private garden terraces and the lounge of this stone built cottage, which combines todays comforts and conveniences with 17th century features such as open fireplaces and exposed woodwork. Situated on the upper outskirts of the village of Llwyngwril on a quiet lane to the tranquil Cregenan Lakes and the foot of Cader Idris mountain, the cottage also benefits from having a footpath down from the garden to a secluded beach approx. 10min walk. This peaceful coastal village has a shop, Inn, Post Office etc and is within easy driving distance to both the market town of Dolgellau (20 mins) and the seaside village of Aberdovey (30min). Steam train rides are available from Tywyn (20mins) into the Snowdonia mountains. The dramatic beauty of this area cannot be overstated, ideal for walking the hills and coast, touring, relaxing on the beaches and swimming in the sea.

DINING ROOM: Log fire in stone fireplace.
LOUNGE: Lovely split level room with log fire in feature fireplace, exposed frame work, TV, DVD, Hi-fi and picture windows with fantastic views of the sea and Snowdonia mountains.
GARDEN: Attractive terraced gardens and patio furniture, BBQ and stunning views. The gardens are mainly enclosed, but a determined little dog could squeeze under the gate or jump onto the wall.
PARKING: Parking space.
HEATING: Central heating.
ELECTRICITY & HEATING: Included May to September. At other times a £30/week Heating charge includes c/heating on timer, some logs and all electricity.
EXTRA: The split level in the lounge may not suit young toddlers. The staircase to the 1st floor is also a little narrower and slightly steeper than usual. The footpath down to the beach is steep in parts and not suitable for the less abled. No smoking in this property, please

The cottage, part 17th century, was renovated 2001/2002. It is situated in a hillside position with stunning panaramic sea and mountain views.
The car parking area has stone steps leading to the front door (width 5) and to a patio and flat lawned area. There is ample outdoor lighting plus a sensor light.
On the ground floor the character split level lounge has wooden steps in front of the huge stone fireplace to a further seating area.
Stone steps lead from the lounge to the flagstoned dining room door width is 3'.
There is a small carpeted hallway giving access to the downstairs bedroom (bunks) and a fully eqipped shaker style kitchen (wooden floor).
All ground floor rooms have overhead lighting, wall lights and table lamps.
Steep stairs lead to a very small landing area with 2 further bedrooms and bathroom off. The bathroom has a roll top bath and seperate shower cubicle.
All upstairs rooms have overhead lighting, wall lights and table lamps. There are spot lights in the bathroom. Although the split level style may not suit young toddlers, since letting in 2003 we have had visitors of all ages and capabilities with no complaints to date.
