This comfortable and attractively prepared stone cottage is quietly situated in its own private garden setting in the pretty village of Llanbedr , 3ml south of Harlech . There is a large enclosed garden with ample parking, lawn with picnic bench. The village is located on the river Artro, just 1km from the sea and Shell Island. There is a good family Inn and restaurants, and selection of shops within walking distance of the cottage. All who visit this area enjoy the ‘Roman Steps’ walk which is a few miles up the River Artro valley, where wild mountain goats may be seen foraging between the yellow gorse bushes. Harlech too has a nice selection of shops and eating places, a theatre, leisure centre and golf course; Harlech Castle perched high on a cliff top has fantastic views. Pony trekking and slate caverns nearby. Barmouth (7ml) is a lovely fishing town with spectacular views of the mawddach estuary. Porthmadog (18ml) is situated on the Glaslyn estuary and has two attractions for steam train enthusiasts.

 Access Statement

Approach is from the main road down a private gravelled drive with gates to a parking area sufficient for 6 cars. There is a flagged slightly sloping pathway running from the car park to the conservatory door-step and to the back door. Which has a small step. Can also go down 2 steps from car park to conservatory.
From the conservatory the ground floor is all level, with narrow doors leading from kitchen to lounge to bottom of stairs. Narrow stairway with turning at top, up to further stairs onto landing.
The 2 double bedrooms lead off the landing. A small step leads from the landing to the end of the room (bunk beds) and to the bathroom. All light switches are approx 1240mm and sockets 350mm.
Kitchen sockets at worktop level and cooker etc higher up on the wall.
TV has remote control. Lawned garden has picnic table and bench. Also bench outside conservatory and table-chairs.
