 Access Statement

Parking for two cars by the side of the property.
Front Door Access: step into porch, small step over threshold (2 steps).
Kitchen Door Access: two internal steps into kitchen from the doorway. 1st step 3" 2nd step 6". Width of door 32" max. The owner  would be able to supply a ramp to help assisted wheelchair access. The author thinks that for the ramp to be of a practical gradient it would have to be fitted after opening the door, but we will check this with the owner.

2 bedrooms on ground floor, bathroom/ wet room on ground floor and lounge on ground floor. The 3rd/4th bedroom is accessed by a ship style steep ladder.

Bathroom is quite spacious with a wet room style shower, but no handles or stool.

The hallway that connects the kitchen with the other rooms has a slight slope downwards.

Access to the external patio from the kitchen has a storm guard on the floor.
