A short drive to Porthmadog (5ml) for steam train rides, Portmeirion village , maritime museum, leisure centre and cinema. 10 miles to Pwllheli for a market or 15 miles to pretty Abersoch village and riding stables. Beddgelert village at the foot of Snowdon and the heart of Snowdonia is a 12 mile drive away through dramatic scenery.

ACCESS STATEMENT
The approach to this self-contained property is via a gravelled drive leading to parking spaces immediately adjacent to the property itself. There are two access points to the property; one up a flight of external steps from the garden area (accessed via gravel path) to the upper floor and the other at ground level (with 1 step), again accessed via a gravel path. The property is on two floors, connected by internal wooden stairs. There is ample internal and external lighting. The garden area is flat and on one level. It is part gravel, part grass. The lower floor contains 2 bedrooms (both double, one en-suite). There is also a small hall leading to a shower room/WC. The upper floor (accessed either by internal wooden stairs or external metal staircase) contains a living/kitchen area and one twin, en-suite bedroom. The lounge are has a colour TV with remote control.
The electrical sockets in the kitchen are at worktop level. There is plenty of additional lighting. There is no phone.
